Prime development options on Mt Buller
IT HAS been six years since any land leases have been offered on Mt Buller and this year sees two being released.
Both sites have huge potential for development, one commercial and the second residential.
Site one (237) is situated on Summit Road in a prime position and is already partially excavated.
A huge north facing site of 1863 square metres, it offers magnificent uninterrupted views to Mt Stirling and the ranges beyond.
Expressions of interest in developing the site could include car parking, residential, retail outlets or even a hotel.
Situated on one of the main roads of the mountain it has a bus service at the kerb and is close to all village facilities.
The second offer (119) is situated on Stirling Road on the corner of Chamois Road and is 1506 square metres in size and is easily accessed.
This site is zoned for residential development and has flexible uses such as lodges, town houses or apartments.
It already incorporates an older style building which needs to be replaced, but could be used in the short term until redevelopment permits are granted.
This site is also well situated, is on a village bus route and is within walking distance to restaurants and the village square.
Managing agent for the ARMB, Mark Adams said this site could suit a consortium or syndicate looking for a great investment on the mountain.
“Site 119 could be a great development site for either a syndicate or club and they could do a really affordable project there.
“The larger, ‘trophy site’ offers versatility in the zoning and innovative schemes are being welcomed by the board,” Mr Adams said.
“The commercial zoning uses include car-parking, multiresidential or even a hotel.”
Building guidelines are expected to be followed, along with lease arrangements, but long leases on both sites are envisaged.
