Prime de­vel­op­ment op­tions on Mt Buller

IT HAS been six years since any land leases have been of­fered on Mt Buller and this year sees two be­ing re­leased.

Both sites have huge po­ten­tial for de­vel­op­ment, one com­mer­cial and the sec­ond res­i­den­tial.

Site one (237) is sit­u­ated on Sum­mit Road in a prime po­si­tion and is al­ready par­tially ex­ca­vated.

A huge north fac­ing site of 1863 square me­tres, it of­fers magnificent un­in­ter­rupted views to Mt Stirling and the ranges be­yond.

Ex­pres­sions of in­ter­est in de­vel­op­ing the site could in­clude car park­ing, res­i­den­tial, re­tail out­lets or even a ho­tel.

Sit­u­ated on one of the main roads of the moun­tain it has a bus ser­vice at the kerb and is close to all vil­lage fa­cil­i­ties.

The sec­ond of­fer (119) is sit­u­ated on Stirling Road on the cor­ner of Chamois Road and is 1506 square me­tres in size and is eas­ily ac­cessed.

This site is zoned for res­i­den­tial de­vel­op­ment and has flex­i­ble uses such as lodges, town houses or apart­ments.

It al­ready in­cor­po­rates an older style build­ing which needs to be re­placed, but could be used in the short term un­til re­de­vel­op­ment per­mits are granted.

This site is also well sit­u­ated, is on a vil­lage bus route and is within walk­ing dis­tance to restau­rants and the vil­lage square.

Man­ag­ing agent for the ARMB, Mark Adams said this site could suit a con­sor­tium or syn­di­cate look­ing for a great in­vest­ment on the moun­tain.

“Site 119 could be a great de­vel­op­ment site for ei­ther a syn­di­cate or club and they could do a re­ally af­ford­able project there.

“The larger, ‘tro­phy site’ of­fers ver­sa­til­ity in the zon­ing and in­no­va­tive schemes are be­ing wel­comed by the board,” Mr Adams said.

“The com­mer­cial zon­ing uses in­clude car-park­ing, mul­tires­i­den­tial or even a ho­tel.”

Build­ing guide­lines are ex­pected to be fol­lowed, along with lease ar­range­ments, but long leases on both sites are en­vis­aged.

Mt Buller Mt Stirling Re­sort Man­age­ment chief ex­ec­u­tive John Hu­ber said that the re­lease of these de­vel­op­ment sites of­fers two ex­cel­lent op­por­tu­ni­ties to in­vest in the fu­ture of Mt Buller.

“The re­sort con­tin­ues to go from strength to strength, with a com­pre­hen­sive Re­sort Mas­ter Plan that each year sees con­tin­ual im­prove­ments across the moun­tain.

“These types of land re­leases are rare, and we are con­fi­dent that they will at­tract much in­ter­est, par­tic­u­larly com­ing off such a fan­tas­tic snow sea­son in 2014 that has seen con­fi­dence in the in­dus­try grow.
