LESMURDIE DEFIES SLUGGISH SALES
IN the four weeks to April 9, there were 119 local property sales across houses, units and land, which is a decrease of 24 per cent over the four- week period.
Compared to the same time last year, sales are lower by 13 per cent.
The overall Perth market sales decreased to 2157, a fall of 7 per cent over the fourweek period and remains 14 per cent lower than the same time last year.
Lesmurdie had the highest number of sales at 10.
Properties for sale in the local area have increased by 3 per cent over the last four weeks but is 2 per cent lower than the same time last year.
Total listings in the Perth metro region increased by 2 per cent but are three per cent lower than the same time last year.
The average time to sell has increased by five days to 85 days for the three months to March.
The average time to sell in the Perth metro region has decreased by two days to 70.
Reiwa members reported 192 total properties ( houses and units) leased for the fourweek period, an increase of 9 per cent over the last four weeks but 6 per cent lower than the same time last year.
Listings in the Hills Gazette area have fallen by 4 per cent in the four- week period and are 7 per cent lower than the same time last year.
The overall market has seen listings rise 1 per cent over the four- week period but are 19 per cent lower than the same time last year.
The overall median weekly rent for the local area for the three months to March is $ 325/ week, which is $ 15 lower than the three months to March 2017. Similarly, the overall median rent for Perth has seen a $ 10 decrease in the three months to March.
