Douthies is 40km north-east of Hy­den and 380km from Fremantle Port.

Qual­ity soils make up most of the medium sandy loams set among York gum, jam, mallee, tam­mar, gim­let and aca­cias, with gen­er­ous stands of orig­i­nal tim­ber adding charm to the prop­erty and shel­ter to live­stock.

The sell­ers’ seed­ing data in­di­cates there is about 1975ha (4880 acres) of crop­ping land avail­able,160ha (395 acres) of Cas­bah and Bis­selulla pas­tures sown over the past 10 years and the prop­erty is gen­er­ally flat to gen­tly un­du­lat­ing.

Di­vided into some 11 main pad­docks, the fenc­ing is in good con­di­tion and is mainly of ringlock on steel posts (with some tim­ber posts).

Fer­tiliser his­tory over the past 10 years in­cludes 80-130 kg/ha of “P” with a full TE ap­pli­ca­tion ev­ery 10 years. Lime has also been ap­plied over the past 10 years.

Im­prove­ments in­clude a 150-tonne fer­tiliser shed, GP shed and grain shed, two 56-tonne si­los on ce­ment pads, tim­ber sheep yards with a 1000-head ca­pac­ity and a 1000 gal OH fuel tank.

Douthie’s is suit­able to both crop­ping and live­stock regimes, it is on two ti­tles and has power con­nected, with a Tel­stra line to the prop­erty but not con­nected.
