Tidy trio close to Ko­jonup

Perkins South Block con­sists of three in­di­vid­ual ad­join­ing lo­ca­tions and is ideally lo­cated 9km east of Ko­jonup, with frontage to the main road be­tween Ko­jonup and Katan­ning.

South Block is part of the well-known Dane­tree farm, which his­tor­i­cally had a rep­u­ta­tion as one of the pre­mier wool-grow­ing farms in the district.

Orig­i­nally tim­bered with wan­doo, jam, marri and redgum, this un­du­lat­ing prop­erty is well suited to graz­ing live­stock, grow­ing wool and crop­ping.

Soil types are typ­i­cal for this lo­cal­ity, con­sist­ing of ver­sa­tile du­plex grav­elly loams through to sandy gran­ite loams.

Pas­tures are in good shape with the clover-grass base hav­ing had ap­pli­ca­tions of su­per and po­tash.

Lime has been ap­plied to 80 per cent of the arable land.

The prop­erty is fenced into four main pad­docks with ringlock/net­ting and steel/wood posts all in good con­di­tion.

Stock wa­ter is sup­plied by eight re­li­able dams that are strate­gi­cally lo­cated through­out the farm. The prop­erty is car­ry­ing 400 breed­ing ewes and lambs.

Crop­ping in­cludes 55ha of wheat and 30ha of oats, which has re­cently been mown for hay.

South Block has been leased to a near neigh­bour for the past three years and they would be keen to re­new the lease for an­other term if pur­chased by an in­vestor.
