THE Nightin­gale Hous­ing model – a hous­ing rev­o­lu­tion that aims to con­struct multi-res­i­den­tial build­ings that are fi­nan­cially, so­cially and en­vi­ron­men­tally sus­tain­able – has proven a pop­u­lar choice with Perth home­buy­ers since its launch on June 6.

About 250 WA res­i­dents have al­ready reg­is­tered in­ter­est in be­ing a part of the so­cial en­ter­prise that is pro­duc­ing homes at be­low-mar­ket rates.

Nightin­gale Fre­man­tle is the first Nightin­gale build­ing out­side of Mel­bourne and is spear­headed by EHDO Ar­chi­tec­ture and Fini Sus­tain­abil­ity.

“This de­vel­op­ment will have a min­i­mum 8.6-star en­ergy rat­ing (NatHERS) and an es­ti­mated 70 per cent re­duc­tion in heat­ing/cool­ing costs,” Fini Sus­tain­abil­ity’s Don Fini said.

“We’re also in­stalling a min­i­mum 20kW so­lar pho­to­voltaic sys­tem on the roof that will equate to a sav­ing of $11,000 per an­num and can be used to off­set body cor­po­rate costs.”

Nightin­gale Fre­man­tle has re­ceived plan­ning ap­proval to be built on the cor­ner of Wood and Blinco streets.

When com­plete, it will have 13 to 15 apart­ments with shared ameni­ties, in­clud­ing a com­mu­nal laun­dry and rooftop gar­den, as well as com­mer­cial spa­ces avail­able for lease or pur­chase.

The in­dus­trial build­ing cur­rently on the site will be re­cy­cled into the new de­vel­op­ment.

The apart­ments will be sold only to owner-oc­cu­piers who, in the event they de­cide to re­sell, agree their sale price will be what they paid plus any av­er­age prop­erty price in­creases in the area.

“The Nightin­gale con­cept may not be driven by profit, but you still have to strike the right bal­ance be­tween fi­nan­cial, en­vi­ron­men­tal and so­cial sus­tain­abil­ity,” Mr Fini said.
