’It could be one of the best homes in Geelong’
THE opportunity to transform one of Newtown’s most iconic properties into a grand masterpiece has become available.
The circa 1891 solid brick house at 6 Hermitage Rd (pictured) is on 1650sq m of land, providing a rare opportunity in the heart of Newtown.
The property last sold in 2015 for $2 million, according to CoreLogic, and since then the rear of the property, which includes a garage and squash court, has been subdivided off.
Whitford, Newtown agent Heidi Trempel said the 14room house was in poor condition when the now vendors bought it.
“The owners went in and ripped up carpets and took things back to bare bones to look at the shell to see what they could do,” she said. “If they get the right interest at the right level they will sell it.”
Price expectations are $2.3 million to $2.5 million but a lot more would be needed to bring the grand masterpiece back to life.
Ms Trempel said the house had huge potential with enormous scope to renovate.
“It could be sensational, it could be one of the best homes in Geelong if someone came along and wanted to do a renovation,” she said.
Ms Trempel said there was a heritage overlay on the original house but believed the extension at the back could be removed.
The floorplan currently consists of six bedrooms, two kitchens, a home office, rumpus room, three sitting rooms, a formal loungeroom and formal dining room.
The layout provides plenty of opportunities for a buyer to transform this grand property into their dream home in one of Geelong’s best locations, in walking distance to Geelong College and Sacred Heart College.
Ms Trempel is selling the property through an expressions of interest campaign.
