IN­SPIRED de­sign and qual­ity fit­tings are driv­ing sales at a 54-apart­ment project to be built on the former site of a West Mel­bourne car ren­tal com­pany.

The Ur­ban Inc. devel­op­ment Alessi is at the cor­ner of Ross­lyn and Spencer streets, just a few blocks from the CBD.

Ur­ban Inc. di­rec­tor Tim Gurner said 30 apart­ments had al­ready sold, with buy­ers em­brac­ing their South Amer­i­can flavour.

‘‘We’ve gone to the next level of qual­ity to at­tract owner-oc­cu­piers,’’ he said.

Tim­ber floors, stone benches, glass splash­backs and Smeg ap­pli­ances are all on of­fer.

West Mel­bourne is a devel­op­ment hotspot, with RP Data re­search show­ing the sub­urb’s me­dian unit price of $535,000 is 6.9 per cent higher than at the same time last year.

This con­trasts with the trend across greater Mel­bourne, where unit prices re­mained steady for the past quar­ter.

Build­ing at 485 Spencer St is due to start soon and fin­ish in late 2014.
