COMMUNAL rooftop fa­cil­i­ties like a full built-in kitchen and a cock­tail bar ser­vice are among the ex­tras that a new Carl­ton apart­ment project will de­liver to res­i­dents.

The Apt Apart­ments are now sell­ing in Rath­downe St, with 123 one- and two-bed­room dwellings to be built in a sev­en­storey build­ing.

The project by Aus­tra­land and Citta Prop­erty Group is part of the Carl­ton Hous­ing Re­de­vel­op­ment project.

Aus­tra­land Vic­to­rian res­i­den­tial gen­eral manager An­thony Boyd said it was the con­sor­tium’s sev­enth stage in Carl­ton and the mar­ket feed­back is strong.

Al­ready, 86 apart­ments have sold, with 37 still avail­able.

There is a mix of stu­dio apart­ments, one-bed­room, one-bed­room plus study and two-bed­room apart­ments in the com­plex. But Mr Boyd said the devel­op­ment of­fered some­thing more than four walls to buy­ers.

“We’re do­ing things that we think add a lot of value for buy­ers, like a re­ally nice rooftop lounge,” Mr Boyd said.

He said it was an all-weather in­door-out­door space that of­fered great views south over the CBD sky­line.

“It’s got a full built-in kitchen, a cock­tail bar ser­vice, a large screen and some re­ally nice bar­be­cue en­ter­tain­ing fa­cil­i­ties. Nice ta­bles and chairs, those sorts of things,” he said.

It’s repli­cated to some de­gree in a court­yard of­fer­ing dual bar­be­cues, ta­bles and benches shel­tered by a tim­ber per­gola and sur­rounded with pock­ets of ca­sual seat­ing, plus a bocce court that lights up at night.

Mr Boyd said buy­ers were look­ing for other el­e­ments to at­tract them to apart­ment living.

“They want to know what are those com­mu­nity en­gage­ment pieces, what are those ameni­ties that peo­ple re­ally at­tach them­selves to,” Mr Boyd said.

“We’re try­ing to at­tract a wide de­mo­graphic.

“Some­times you might have a fam­ily use the bar­be­cue area, you might have peo­ple with kids that are living in th­ese apart­ments, you might have sin­gles, young cou­ples, and it al­lows you to pro­vide an amenity that pro­vides that cross-sec­tion us­age, which is what we’re try­ing to achieve.”

He said a mix of owne­roc­cu­piers and in­vestors had bought in the devel­op­ment.

“That comes about by hav­ing a mix of prod­uct. Hav­ing two bed­ders, for in­stance, a lot of owner-oc­cu­piers are look­ing at those. And we’ve had owne­roc­cu­piers buy stu­dios.”

Con­struc­tion on the project is ex­pected to start in Oc­to­ber, with com­ple­tion slated for late 2016.

Re­main­ing stu­dio apart­ments are priced from $335,000, one-bed­room apart­ments from $375,000, one-bed­room plus study from $440,000 and two-bed­room apart­ments from $535,000.
