I’ll meet you up on the roof
COMMUNAL rooftop facilities like a full built-in kitchen and a cocktail bar service are among the extras that a new Carlton apartment project will deliver to residents.
The Apt Apartments are now selling in Rathdowne St, with 123 one- and two-bedroom dwellings to be built in a sevenstorey building.
The project by Australand and Citta Property Group is part of the Carlton Housing Redevelopment project.
Australand Victorian residential general manager Anthony Boyd said it was the consortium’s seventh stage in Carlton and the market feedback is strong.
Already, 86 apartments have sold, with 37 still available.
There is a mix of studio apartments, one-bedroom, one-bedroom plus study and two-bedroom apartments in the complex. But Mr Boyd said the development offered something more than four walls to buyers.
“We’re doing things that we think add a lot of value for buyers, like a really nice rooftop lounge,” Mr Boyd said.
He said it was an all-weather indoor-outdoor space that offered great views south over the CBD skyline.
“It’s got a full built-in kitchen, a cocktail bar service, a large screen and some really nice barbecue entertaining facilities. Nice tables and chairs, those sorts of things,” he said.
It’s replicated to some degree in a courtyard offering dual barbecues, tables and benches sheltered by a timber pergola and surrounded with pockets of casual seating, plus a bocce court that lights up at night.
Mr Boyd said buyers were looking for other elements to attract them to apartment living.
“They want to know what are those community engagement pieces, what are those amenities that people really attach themselves to,” Mr Boyd said.
“We’re trying to attract a wide demographic.
“Sometimes you might have a family use the barbecue area, you might have people with kids that are living in these apartments, you might have singles, young couples, and it allows you to provide an amenity that provides that cross-section usage, which is what we’re trying to achieve.”
He said a mix of owneroccupiers and investors had bought in the development.
“That comes about by having a mix of product. Having two bedders, for instance, a lot of owner-occupiers are looking at those. And we’ve had owneroccupiers buy studios.”
Construction on the project is expected to start in October, with completion slated for late 2016.
Remaining studio apartments are priced from $335,000, one-bedroom apartments from $375,000, one-bedroom plus study from $440,000 and two-bedroom apartments from $535,000.
