Bigger is better for buyers
ONE size clearly does not fit all when it comes to buying an apartment in the Orr development in Caulfield North.
The project was originally planned to have 64 apartments but demand from buyers for bigger homes has seen the blueprint redrawn to 45 units.
Castran Gilbert sales agent Tim Brown said almost a third of the building was reallocated to provide the bigger apartments buyers were looking for.
“We launched the building originally with 64 apartments and very quickly we found the biggest units in the block were sold,” Mr Brown said.
“Other people were walking in and saying, ‘I would have bought that big apartment if it was available but now you haven’t got what I want’.
“After we turned a handful of them away we had a chat with the vendor and he said, ‘let’s have a look at combining them’.”
Mr Brown said the number of apartments might shrink further if buyers kept wanting to combine apartments.
Currently, the development at 360 Orrong Rd is slated to have 15 one-bedroom, 20 twobedroom and 10 three-bedroom designs set over four levels above a ground-floor supermarket.
Designed by The Buchan Group, the apartments will include Ilve kitchen appliances, stone benchtops, two-pac cabinets, timber floorboards, wool carpets in the bedrooms, airconditioning and doubleglazed windows.
Mr Brown said buyers of combined apartments also enjoyed upgrades including larger kitchen designs and appliances, as well as extra spaces in the basement car park.
He said the developer, Lustig & Moar, offered flexibility with floorplans to meet the needs of buyers, who were mainly owner occupiers.
Construction is set to start in the next couple of months.
Prices range from $405,000 to $455,000 for one-bedroom apartments, $580,000 to $900,000 for two-bedroom designs and $910,000 to $1.65 million for threebedroom layouts.
