DE­VEL­OP­ERS of a St Kilda apart­ment project are offering the chance to enjoy the high life — lit­er­ally.

Pace De­vel­op­ment Group is offering buy­ers the op­por­tu­nity to ex­pe­ri­ence the ac­tual views avail­able from 181 Fitzroy Street, a 160-apart­ment project un­der­way on the pop­u­lar strip op­po­site Al­bert Park, via a con­struc­tion crane on the site.

Di­rec­tor of sales and mar­ket­ing Cameron Yates said the crane views, which will be avail­able on week­ends, would give buy­ers the con­fi­dence to pur­chase know­ing their view could not be built out.

A buyer from Can­berra, who flew down to see what the view would be like from her sec­ond­floor apart­ment, was among the first peo­ple to take up the op­por­tu­nity.

“We’re tak­ing part of the mystery out of the equa­tion and they can see for them­selves what their views are ac­tu­ally go­ing to be,” Mr Yates said.

Five of the six pen­t­houses have sold in the 10-storey de­vel­op­ment, which launched in May.

While two sold for $4.8 mil­lion, Mr Yates be­lieves an­other has claimed a St Kilda price record af­ter sell­ing for $2.5 mil­lion, achiev­ing more than $20,000 per square me­tre.

SJB Ar­chi­tects con­ceived a fine-grained con­tem­po­rary fa­cade, draw­ing on the Art Deco and sea­side in­flu­ences of St Kilda.

The build­ing is de­signed to re­cede from the street, with lev­els one to six reach­ing the property’s bound­ary, while lev­els eight and nine will be set back to take ad­van­tage of the views.

An infinity edge pool will pro­vide one of the best views in Mel­bourne with sight­lines to the bay and across Al­bert Park to the city from level 10, where other ex­clu­sive res­i­dents’ fa­cil­i­ties in­clude a gym­na­sium, a lounge and din­ing area and bar­be­cues.

181 Fitzroy Street’s interiors are de­signed by Sue Carr, offering ei­ther a dark or light fin­ish with a pre­mium or pin­na­cle fitout and colour scheme.

“It’s a pre­mium build­ing. The level of fin­ish is at a high level and is re­flected in the price and po­si­tion,” Mr Yates said.

“The whole way through our cam­paign, which started in May, about 70 per cent of the owner oc­cu­piers have come from St Kilda, El­wood or nearby.

“They’re up­grad­ing from St Kilda and it’s within walk­ing dis­tance for a lot of them.”

Mr Yates said the se­lec­tion of last re­main­ing apart­ments avail­able at 181 Fitzroy Street in­cluded the fi­nal pent­house for $2.25 mil­lion.

Two-bed­room apart­ments are sized from 73sq m to 100sq m of in­ter­nal space, plus a bal­cony.

One-bed­room apart­ments with a study mea­sure from 61sq m to 87sq m.

Prices start from $590,000 for one-bed­room de­signs and $625,000 for two-bed­room apart­ments.
