A new Eon in apart­ments

THERE’S a new wave of apart­ment liv­ing on its way to the shores of Al­tona. And it’s set to usher in a new EON.

With CoreLogic RP Data fig­ures show­ing apart­ments have out­paced houses for price growth in Al­tona in the past three years, 36.7 per cent to 31.5 per cent, Mancini Real Es­tate sales ex­ec­u­tive Eric Mancini said apart­ment liv­ing had taken on a more lux­u­ri­ous tone in the western bay­side sub­urb.

Among the new up-mar­ket de­vel­op­ments is EON Apart­ments at 11 Bent St.

The project’s 15 apart­ments are ar­ranged around a cen­tral core. It’s a clever de­sign fea­ture aimed at pro­vid­ing ev­ery apart­ment with a light-filled life­style to match its de­sir­able lo­ca­tion.

Mr Mancini said the de­vel­oper, Aeonic Prop­erty Group, had set a de­sign brief of live­able spa­ces for ar­chi­tects In­ter­landi De­sign and the re­sult was a per­fect match to the bay­side lo­ca­tion.

“The ben­e­fit is that all units get plenty of nat­u­ral light,” Mr Mancini said.

“And a cen­tral core keeps the build­ing bal­anced. By hav­ing that core in the mid­dle, the sym­me­try as far as func­tion­al­ity, us­abil­ity and liv­abil­ity go, is al­ways higher.”

All but one of the apart­ments con­tain two bed­rooms, while stylish fin­ishes will range from hard­wood tim­ber floors to Bosch ap­pli­ances that ac­cen­tu­ate open-plan liv­ing ar­eas and bal­conies de­signed to aug­ment each apart­ment’s po­si­tion within the com­plex.

A range of light and bright in­te­rior pal­ettes brings an idyl­lic, coastal life­style in­side, while base­ment car park­ing adds se­cu­rity.

“The best thing about the project is its de­sign, its fin­ishes and ob­vi­ously it’s got a sec­ondto-none lo­ca­tion,” Mr Mancini said.

With a Walk Score rat­ing of 85 from a po­ten­tial 100, the Bent St lo­ca­tion puts ev­ery­thing from parks to Pier St shops and the beach on EON’s doorstep.

Now half sold, the apart­ments have proven pop­u­lar with first-home buy­ers and down­siz­ers.

But Mr Mancini noted in­vestors could also be at­tracted to the rar­ity of such prop­er­ties, the lim­ited scope for sim­i­lar de­vel­op­ments in the area, and po­ten­tial rental re­turns of up to 4.1 per cent.

Two-bed­room apart­ments are priced from $575,000.

The one-bed­room apart­ment spreads 55sq m over two lev­els for $492,000.
