A BOU­TIQUE Malvern East project is tap­ping into a dis­cern­ing mar­ket of es­tab­lished fam­i­lies who are pri­ori­tis­ing ed­u­ca­tion and easy liv­ing over a back­yard.

The Har­vard project from de­vel­oper Circa Prop­erty Group has 38 apart­ments in its seven-floor build­ing, lo­cated at 865-871 Dan­de­nong Rd.

JLL Res­i­den­tial Projects di­rec­tor An­thony Fer­raro said the area’s no­table schools and Monash Univer­sity Caulfield cam­pus were crit­i­cally im­por­tant for buy­ers com­ing to the area.

The leafy sub­urb is home to pop­u­lar schools in­clud­ing Malvern Pri­mary and St Mary’s Catholic Pri­mary, with Korowa Angli­can Girls’, Oak­ley Gram­mar and St Michael’s Gram­mar nearby.

Mr Fer­raro said many buy­ers were look­ing to trade space for more time, giv­ing up the house in the sub­urbs to live closer to their work in the city.

The de­vel­oper has teamed up with CBG Ar­chi­tects again, hav­ing worked on many projects to­gether in­clud­ing Port Mel­bourne’s Aere apart­ments that were com­pleted in 2014.

Buy­ers will have their choice of one, two and three-bed­room con­fig­u­ra­tions, with in­ter­nal floor­plans start­ing at 48sq m for one-bed­room pads up to 93.5sq m for three-bed­room res­i­dences.

On the list of fit­tings are Miele ap­pli­ances, matt black tap­ware, tim­ber floor­boards and built-in heat­ing and cool­ing.

They also come with good- sized bal­conies, fixed car park spa­ces and high-qual­ity sound proof­ing.

Mr Fer­raro said the ma­jor­ity of apart­ment de­vel­op­ments in the area were a higher den­sity than their 38-apart­ment project.

He said they had also opted for no public ameni­ties such as swim­ming pools or gyms, low­er­ing an­nual body cor­po­rate costs to about $1700 for a one-bed­room dwelling.

“We’re more fo­cused on the qual­ity of the apart­ments than the ameni­ties,” he said.

“You have ev­ery­thing you need in a 2km ra­dius.”

Prices for one-bed­room apart­ments range from $475,000 to $499,000; twobed­room floor­plans range from $688,000 to $815,000; and the lim­ited num­ber of three­bed­room lay­outs are $950,000 to $1.15 mil­lion.

Con­struc­tion is ex­pected to start later this year and fin­ish in early to mid 2018.
