Cutting down the commute
A BOUTIQUE Malvern East project is tapping into a discerning market of established families who are prioritising education and easy living over a backyard.
The Harvard project from developer Circa Property Group has 38 apartments in its seven-floor building, located at 865-871 Dandenong Rd.
JLL Residential Projects director Anthony Ferraro said the area’s notable schools and Monash University Caulfield campus were critically important for buyers coming to the area.
The leafy suburb is home to popular schools including Malvern Primary and St Mary’s Catholic Primary, with Korowa Anglican Girls’, Oakley Grammar and St Michael’s Grammar nearby.
Mr Ferraro said many buyers were looking to trade space for more time, giving up the house in the suburbs to live closer to their work in the city.
The developer has teamed up with CBG Architects again, having worked on many projects together including Port Melbourne’s Aere apartments that were completed in 2014.
Buyers will have their choice of one, two and three-bedroom configurations, with internal floorplans starting at 48sq m for one-bedroom pads up to 93.5sq m for three-bedroom residences.
On the list of fittings are Miele appliances, matt black tapware, timber floorboards and built-in heating and cooling.
They also come with good- sized balconies, fixed car park spaces and high-quality sound proofing.
Mr Ferraro said the majority of apartment developments in the area were a higher density than their 38-apartment project.
He said they had also opted for no public amenities such as swimming pools or gyms, lowering annual body corporate costs to about $1700 for a one-bedroom dwelling.
“We’re more focused on the quality of the apartments than the amenities,” he said.
“You have everything you need in a 2km radius.”
Prices for one-bedroom apartments range from $475,000 to $499,000; twobedroom floorplans range from $688,000 to $815,000; and the limited number of threebedroom layouts are $950,000 to $1.15 million.
Construction is expected to start later this year and finish in early to mid 2018.
