Michelle Payne sad­dles up to sell

MEL­BOURNE Cup win­ner Michelle Payne is hop­ing to reign in a buyer for her sleek St Kilda in­vest­ment prop­erty. The Bal­larat-based jockey and trainer has listed her one-bed­room apart­ment at 1704/3-5 St Kilda Rd, which she bought off the plan three years ago.

McGrath, St Kilda, prin­ci­pal Michael Townsend, who has the list­ing, said Payne had rented out the 17th floor apart­ment in the lux­ury STK build­ing since tak­ing own­er­ship, in­clud­ing to fam­ily mem­bers.

It’s be­ing of­fered for pri­vate sale with a price guide of $479,000.

CoreLogic records show the apart­ment last changed hands in Jan­uary 2014 for $463,000.

Mr Townsend said the home of­fered stun­ning views of the Dan­de­nongs and the city sky­line, and a bal­cony to ad­mire them from.

It also comes with a car park, and ac­cess to the build­ing’s re­sort-style com­mu­nal fea­tures — a gym, in­fin­ity pool, yoga room, sauna and steam room, rooftop lawns, a li­brary and busi­ness cen­tre, and an al­fresco deck with bar­be­cues and a fire pit.

Mr Townsend said Payne chose to in­vest in St Kilda be­cause of the life­style ameni­ties it of­fered. “It’s one of the best Mel­bourne suburbs for find­ing tenants,” he said.

He said the 31-year-old had de­cided to sell be­cause her in­vest­ment had “ma­tured” and now was a good time to move it on, with the area’s prop­erty mar­ket can­ter­ing.

The agent ex­pected first-home buy­ers who worked in the city and in­vestors to ex­press in­ter­est in the apart­ment.
