Ren­o­vat­ing is the new black

Ren­o­vat­ing seems to have be­come more pop­u­lar as many home­own­ers find it less ex­pen­sive to ren­o­vate, rather than move and build new.

A re­cent Master Builders sur­vey of its mem­bers found the most pop­u­lar ren­o­va­tions were mul­ti­rooms, then bath­rooms, fol­lowed by decks.

The sur­vey found 38.4 per cent of peo­ple ren­o­vated many rooms or the whole house at once, fol­lowed by 31.5 per cent who ren­o­vated their bath­room, and 17.8 per cent who pre­ferred a deck.

Master Builders spokesper­son Will Wil­son said the pref­er­ence for ren­o­vat­ing these ar­eas re­flected life­style choices.

“The deck, bath­room and multi-rooms have all be­come cen­tres of the home which are piv­otal to the way in which peo­ple like to live,” Mr Wil­son said.

When asked about trends in the home, the most com­mon theme was cost.

“The trans­ac­tion costs in­volved in up­grad­ing or down­siz­ing are sig­nif­i­cant cov­er­ing le­gal fees, agent s com­mis­sion and stamp duty,” he said.

When un­der­tak­ing a ren­o­va­tion, peo­ple are seek­ing more space, and ar­rang­ing liv­ing space to achieve open-plan liv­ing or dual oc­cu­pancy.

In the bath­room, free-stand­ing show­ers topped the list of ameni­ties ex­pected, while free-stand­ing bath­tubs were also im­por­tant.

Smart tech­nol­ogy such as smart light­ing and in­tel­li­gent toi­lets were find­ing their place in the bath­room.

Other fea­tures that re­spon­dents named as be­ing im­por­tant in­cluded dou­ble shower heads, frame­less shower screens, no-step en­trance, heat pumps, wall niches and dis­abil­ity ac­cess.

In the kitchen, is­land benches were the most sought-af­ter fea­ture, while but­ler’s pantries were pop­u­lar.

Smart tech­nol­ogy and ap­pli­ances such as wine cool­ers, built-in cof­fee ma­chines and smart fridges were im­por­tant.

Other fea­tures re­garded as im­por­tant in­cluded is­land benches, gas ap­pli­ances, glass splash­backs, tub sinks, top-qual­ity ap­pli­ances and hard­ware.

When it comes to ap­pli­ances, top qual­ity is still sought af­ter.

Stain­less steel and qual­ity brands such as well-known Euro­pean names are re­garded as good value be­cause of re­cent price drops.

Free-stand­ing ovens, gas or in­duc­tion cook­ers (900mm and six burn­ers) are be­ing re­quested.

Steam ovens, of­ten in com­bi­na­tion with a mi­crowave, sous vide cook­ers and ice ma­chines are be­ing in­stalled.

To put it all to­gether, the use of dec­o­rat­ing or de­sign con­sul­tants has in­creased, as has the range and choice of colour schemes and ma­te­ri­als.

Neu­tral, nat­u­ral and earth colours whites, greys, tans and tim­ber con­tinue as favourites.
