School’s in for homes
A SCHOOL’S catchment area can be a major factor in a family’s decision to buy in a certain area and even increase the value of your home, a local real estate agent says.
Areas such as Parap, Fannie Bay and Larrakeyah are already some of the most popular areas but their exceptional public school facilities can sway the way someone buys.
Raine and Horne Darwin selling agent Adam Gulliford said he had lists of families looking for homes in certain areas for the main reason they wanted to send their child to a particular school.
“Larrakeyah and Darwin Middle School are the two hottest at the moment,” he said.
“Larrakeyah sells before it goes to market and we have lists of buyers wanting to buy straight away before it even goes to the open market and we are seeing it more and more. A lot of younger families want the best for their kids and they put lots of research into different schools and then buy in that area.
“They’re looking to give their kids the best opportunities and they’ll spend a bit more money to be in an area with a good school.” One Parap home currently on the market is 16 Urquhart St. The five-bed- room, four-bathroom home has a modern interior, a pool and is directly opposite Parap Primary School.
O’Donoghues First National Real Estate selling agent Michael Keith said the home had considerable interest because of its location to the school.
“A few buyers have mentioned it being so handy (and) it’s very important being in the catchment area (of Parap Primary School),” Mr Keith said.
“Generally being close to the school is an element and is an important factor for a family. We do have people contact us wanting to be in a catchment area and we get buyers wanting to buy in a certain area because of what school they are sending their kids to.”
The home has a pool, a shed and granny flat to the rear of the property, as well as an outdoor entertaining area that looks onto the pool.
The origins of the property date back to 1968 where the British Overseas Air Corp once owned and occupied it.
“The home ticks all the boxes with a big shed and a granny flat for a teenager and there’s a living room downstairs which has been quite popular as well as the big bedrooms, pool and good yard space,” Mr Keith said.
“It ticks a lot of boxes that people are after...”
This home at 16 Urquhart St, Parap is popular because of its proximity to Parap Primary School
