School’s in for homes

A SCHOOL’S catch­ment area can be a ma­jor fac­tor in a fam­ily’s de­ci­sion to buy in a cer­tain area and even in­crease the value of your home, a lo­cal real es­tate agent says.

Ar­eas such as Parap, Fan­nie Bay and Lar­rakeyah are al­ready some of the most pop­u­lar ar­eas but their ex­cep­tional pub­lic school fa­cil­i­ties can sway the way some­one buys.

Raine and Horne Dar­win sell­ing agent Adam Gul­li­ford said he had lists of fam­i­lies look­ing for homes in cer­tain ar­eas for the main rea­son they wanted to send their child to a par­tic­u­lar school.

“Lar­rakeyah and Dar­win Mid­dle School are the two hottest at the mo­ment,” he said.

“Lar­rakeyah sells be­fore it goes to mar­ket and we have lists of buy­ers want­ing to buy straight away be­fore it even goes to the open mar­ket and we are see­ing it more and more. A lot of younger fam­i­lies want the best for their kids and they put lots of re­search into dif­fer­ent schools and then buy in that area.

“They’re look­ing to give their kids the best op­por­tu­ni­ties and they’ll spend a bit more money to be in an area with a good school.” One Parap home cur­rently on the mar­ket is 16 Urquhart St. The five-bed- room, four-bath­room home has a mod­ern in­te­rior, a pool and is di­rectly op­po­site Parap Pri­mary School.

O’Donoghues First Na­tional Real Es­tate sell­ing agent Michael Keith said the home had con­sid­er­able in­ter­est be­cause of its lo­ca­tion to the school.

“A few buy­ers have men­tioned it be­ing so handy (and) it’s very im­por­tant be­ing in the catch­ment area (of Parap Pri­mary School),” Mr Keith said.

“Gen­er­ally be­ing close to the school is an el­e­ment and is an im­por­tant fac­tor for a fam­ily. We do have peo­ple con­tact us want­ing to be in a catch­ment area and we get buy­ers want­ing to buy in a cer­tain area be­cause of what school they are send­ing their kids to.”

The home has a pool, a shed and granny flat to the rear of the prop­erty, as well as an out­door en­ter­tain­ing area that looks onto the pool.

The ori­gins of the prop­erty date back to 1968 where the Bri­tish Over­seas Air Corp once owned and oc­cu­pied it.

“The home ticks all the boxes with a big shed and a granny flat for a teenager and there’s a liv­ing room down­stairs which has been quite pop­u­lar as well as the big bed­rooms, pool and good yard space,” Mr Keith said.

“It ticks a lot of boxes that peo­ple are af­ter...”
