the prop­erty well and the de­mo­graphic of po­ten­tial buy­ers helped Anne Re­gan make de­ci­sions about her Golden Beach in­vest­ment prop­erty.

They moved into the top floor of the Golden Beach block 15 years ago and five years af­ter saw the op­por­tu­nity to buy a sec­ond unit down­stairs as an in­vest­ment.

“We al­ways had a 10-year plan that fit­ted in with re­tire­ment,” Ms Re­gan said.

“So we would sell the prop­erty and we will also sell our busi­ness and we are hop­ing it will all come to­gether at the same time so we can en­joy our golden years.”

The Re­gans ren­o­vated the bath­room and spruced up the kitchen be­fore they put the unit, which sold ear­lier this year, on the mar­ket.

She said the po­si­tion and growth fac­tors in the area in­flu­enced their buy­ing de­ci­sions.

“And it’s not that we are against chil­dren but we bought a two-bed­room prop­erty and thought it might suit a cou­ple in a sim­i­lar age group to our­selves.”

Ms Re­gan said she did a lot of re­search and some com­par­a­tive mar­ket anal­y­sis be­fore putting the prop­erty on the mar­ket. She said when she de­cided to sell with Hen­zell Agency’s Iain Simms, it was be­cause she wanted an agent who knew the lo­cal area well.

“Iain was ex­em­plary in ev­ery way, shape or form and made some­thing that can be very stress­ful, very easy for us.”
