Cot­ton crop free with sale

LO­CATED north of Brook­stead is the top-shelf farm­ing prop­erty, Wor­renda.

The prop­erty com­prises 196.3 hectares (485 acres) of su­perb Downs tree­less plain coun­try with deep black self-mulching clay soils.

Ap­prox­i­mately 190ha (470 acres) is cul­ti­vated and cur­rently planted to Boll­guard cot­ton.

Also in­cluded with the sale is a 308-me­gal­itre nom­i­nal an­nual ground­wa­ter al­lo­ca­tion.

The prop­erty has two equipped ir­ri­ga­tion bores – one driven by elec­tric and one diesel mo­tor.

In ad­di­tion, there is a stock and do­mes­tic bore equipped with elec­tric sub­mersible. This wa­ter is used for spray­ing and also retic­u­lated to the res­i­dence.

The home was built about 10 years ago and com­prises a mod­ern three-bed­room res­i­dence, set on ad­justable steel stumps.

The home has a large, open-plan liv­ing area with re­verse-cy­cle air-con­di­tion­ing and a wood heater.
