Huge leas­ing op­por­tu­nity opens up

THE “For Lease” sign has gone up on one of Perth’s largest ware­house and distri­bu­tion cen­tres in a move tipped to gen­er­ate sig­nif­i­cant ten­ant in­ter­est.

The for­mer Coles and K-Mart lo­gis­tics fa­cil­ity at Can­ning Vale is be­ing of­fered for lease on be­half of Charter Hall’s Core Plus In­dus­trial Fund.

CBRE’s War­ick Irv­ing is steer­ing the cam­paign in tan­dem with Knight Frank’s Jar­rad Gri­er­son.

The prop­erty at 2 Ban­nis­ter Road in­cor­po­rates ap­prox­i­mately 75,000sq m of net let­table area in two sep­a­rate ware­houses, in ad­di­tion to a large ameni­ties build­ing and two lev­els of of­fice ac­com­mo­da­tion.

Mr Irv­ing said this would al­low for a range of ten­ancy so­lu­tions, with in­di­vid­ual ware­house ten­an­cies rang­ing from about 6700sq m to 75,000sq m, in ad­di­tion to cor­po­rate of­fice ac­com­mo­da­tion rang­ing from about 500sq m to 3000sq m.

“Given the scale of the com­plex and its flex­i­ble de­sign, oc­cu­piers can se­cure premises that are tai­lored to their spe­cific space needs with of­fice ac­com­mo­da­tion and ameni­ties con­fig­ured to suit,” Mr Irv­ing said.

“The multi-ten­ant for­mat and sheer size of the com­plex also en­sures that it can pro­vide for fu­ture ten­ancy ex­pan­sion.”

An­other at­trac­tion for po­ten­tial oc­cu­piers will be the site’s prom­i­nent lo­ca­tion. The com­plex of­fers more than 600m of street frontage to Ban­nis­ter Road and is just 750m from the Roe High­way in­ter­change, with prox­im­ity to ma­jor in­fra­struc­ture such as the Port of Fre­man­tle, Perth Air­port and the Perth Rail Freight Ter­mi­nal.

Three sep­a­rate ten­an­cies are avail­able, each with ded­i­cated hard­stand ar­eas and pro­vi­sion for all-weather load­ing.

A sig­nif­i­cant land­scap­ing up­grade is also un­der way.

“This is a flex­i­ble, land­mark in­dus­trial fa­cil­ity and for the first time it is com­ing in reach of a range of smaller ten­ants to utilise the high qual­ity ware­house space and the mod­ern of­fice ac­com­mo­da­tion,” Knight Frank’s Mr Gri­er­son said.

“It will ap­peal to a range of po­ten­tial ten­ants, many of which will recog­nise the op­por­tu­nity to co-ten­ant with like-minded busi­nesses.”
