RES­I­DEN­TIAL blocks across Perth are shrink­ing, with the quar­ter-acre blocks of a by­gone era no longer the norm.

Perth builders have re­sponded with in­no­va­tive home de­signs that max­imise the liv­ing space on com­pact lots and lux­ury builders are now lead­ing the charge.

Giorgi Ar­chi­tects & Builders’ lat­est pro­ject is proof that a smaller block does not mean com­pro­mise. The South Perth home is con­vinc­ing ev­i­dence, with the lock-up-an­dleave prop­erty built on block with a 12m frontage and less than 350sq m.

Giorgi Ar­chi­tects & Builders sales and mar­ket­ing man­ager Danny Giorgi said it was a fan­tas­tic chance for the builder to show ver­sa­til­ity with­out sac­ri­fic­ing clients’ de­mands.

“Our clients still ex­pect us to de­liver a unique de­sign, high-end fin­ishes and vol­ume re­gard­less of lot size,” he said.

“We en­joy smaller lots as well as larger ones as it chal­lenges us to cre­ate stun­ning de­signs and eye-catch­ing el­e­va­tions.”

The re­sult is a dou­ble-storey home with a thought-pro­vok­ing de­sign created for home­own­ers who want to down­size with­out com­pro­mise and pre­fer to live in a house rather than an apart­ment.

It has a bold el­e­va­tion, Frank Lloyd Wright-in­spired styling and modern floor plan.
