Lo­cal prop­erty takes out award

SOUTH­ERN Downs de­signer Ian Dar­nell of Nspire Plan­ning and De­sign won the best de­signed res­i­den­tial dwelling un­der $500,000 in the Build­ing De­sign As­so­ci­a­tion of Qld Dar­ling Downs 2018 awards.

The dwelling at 15 Minna Street, Stanthorpe, fea­tured ex­cel­lent use of light and space, in­no­va­tive build­ing ma­te­ri­als and fea­tures that met the needs of the client.

“The client wanted a rea­son­able sized gar­den but the site was only 979sq m and nar­row, so the house cov­ers the width of the block and uses a sec­ond storey,” Mr Dar­nell said. “But for easy liv­ing the res­i­dents can live on the ground floor as the sec­ond storey com­prises a guest bed­room, craft space, stor­age room and a guest bath­room.”

To start their ‘Grand De­signs’ jour­ney, the own­ers utilised the ser­vices of Nick Sweet of Al­ti­tude 950 to get a con­cept de­sign for a house that re­lated the land­scape and cli­mate while also meet­ing the needs for sin­gle storey liv­ing within a two storey de­sign.

“Nick un­der­stood how a house should flow and how ad­ja­cent spa­ces could be given a dif­fer­ent feel based on room size, light, as­pect and view,” home owner Stephen Tan­cred said.

“Be­ing a lo­cal he knows the Gran­ite Belt cli­mate and sea­sons and we greatly ap­pre­ci­ated his en­thu­si­asm for the project.”

The house was built by lo­cal master builder RB and RM Ei­nam us­ing lo­cal trades­man. The qual­ity fin­ishes were a fac­tor in en­cour­ag­ing the own­ers to al­low the house’s en­try in the pres­ti­gious awards.

Most of the gar­den is at the rear of the house and in­cor­po­rates many large rocks that de­fine it as a true Gran­ite Belt land­scape.

How­ever a ma­jor green­ing fea­ture is a cen­tral pro­tected gar­den at the home’s en­trance, sur­rounded by glass on three sides and of­fer­ing in­ti­mate gar­den views from many ar­eas of the house.

Mr Tan­cred praised Ry­lan Jurd and his team at South­ern Downs Brick­lay­ing and Con­cret­ing who helped sculp­ture the rocky block into a well land­scaped home.
