Finding a floorplan that won’t date over time is not so straightforward, writes Catherine Nikas-Boulos
Q My family is looking to build a new home, but we don’t want to build a home that will be out-of-date in 10 years’ time. For instance, the alfresco and theatre rooms are on-trend now but will they stand the test of time?
A This is a common question, according to Luke Fryer, Metricon general manager, NSW, who says customers can become overwhelmed and confused going from one display home to another. A must-have item for one family may be inconsequential for another. Itemising what is important for your own situation will help narrow down which home is right for you, without being swayed by fads and trends.
“Our team advises that when looking for the perfect home for your family, it’s important to consider your must-have features,” Luke says. “The easiest way is to write two lists; one is what you need and the second is what you want.
Luke says floorplans will vary significantly from one property to the next, and it’s up to the buyer to determine whether they need add-ons such as a butler’s pantry, or home theatre room.
“By forward planning the design features you both want and need, it will make selecting the best suited floorplan much easier,” he says.
Luke also said there were a range of factors that you should consider when looking at a display home design.
“Start at does the layout suits your family’s daily lifestyle? Do you feel a ‘wow’ factor when you enter the home?
Ultimately, Luke says building a house is an expensive, emotional and time-consuming process, so it’s not a decision that should be rushed into or taken lightly.
“It’s easy to be won over by a beautiful designer kitchen, but don’t forget to consider smaller day-to-day features that you may require over the years, such as internal garage access or extra storage cupboards, which can make a big difference in your lifestyle,” he says.
“Making a list of all these features that you need, as well as the ones you love, this will help give a strong indication of which home is the perfect fit for your family’s needs.”
