Ask an ex­pert: Good ad­vice when choos­ing a floor­plan

Find­ing a floor­plan that won’t date over time is not so straight­for­ward, writes Cather­ine Nikas-Bou­los

Q My fam­ily is look­ing to build a new home, but we don’t want to build a home that will be out-of-date in 10 years’ time. For in­stance, the al­fresco and theatre rooms are on-trend now but will they stand the test of time?

A This is a com­mon ques­tion, ac­cord­ing to Luke Fryer, Met­ri­con gen­eral man­ager, NSW, who says cus­tomers can be­come over­whelmed and con­fused go­ing from one dis­play home to an­other. A must-have item for one fam­ily may be in­con­se­quen­tial for an­other. Itemis­ing what is im­por­tant for your own sit­u­a­tion will help nar­row down which home is right for you, with­out be­ing swayed by fads and trends.

“Our team ad­vises that when look­ing for the per­fect home for your fam­ily, it’s im­por­tant to con­sider your must-have fea­tures,” Luke says. “The eas­i­est way is to write two lists; one is what you need and the sec­ond is what you want.

Luke says floor­plans will vary sig­nif­i­cantly from one prop­erty to the next, and it’s up to the buyer to de­ter­mine whether they need add-ons such as a but­ler’s pantry, or home theatre room.

“By for­ward plan­ning the de­sign fea­tures you both want and need, it will make select­ing the best suited floor­plan much eas­ier,” he says.

Luke also said there were a range of fac­tors that you should con­sider when look­ing at a dis­play home de­sign.

“Start at does the lay­out suits your fam­ily’s daily lifestyle? Do you feel a ‘wow’ fac­tor when you en­ter the home?

Ul­ti­mately, Luke says build­ing a house is an ex­pen­sive, emo­tional and time-con­sum­ing process, so it’s not a de­ci­sion that should be rushed into or taken lightly.

“It’s easy to be won over by a beau­ti­ful de­signer kitchen, but don’t for­get to con­sider smaller day-to-day fea­tures that you may re­quire over the years, such as in­ter­nal garage ac­cess or ex­tra stor­age cup­boards, which can make a big dif­fer­ence in your lifestyle,” he says.

“Mak­ing a list of all these fea­tures that you need, as well as the ones you love, this will help give a strong in­di­ca­tion of which home is the per­fect fit for your fam­ily’s needs.”
