ABAY win­dow villa on the Es­planade at Semaphore max­imises the view of the ocean, ven­dor Paul Beard says. ‘‘For us it was a bit of a sea change, mov­ing to the beach and hav­ing a hol­i­day life­style,’’ he says. ‘‘This property is on an el­e­vated cor­ner block with about a 13m frontage and a 1400sq m block, what at­tracted us to it was we felt like we had a com­mand­ing view of the ocean.’’

The property has up to four bed­rooms, with the mas­ter lo­cated at the back.

It has a walk-in robe and an en­suite with a shower. Two of the other bed­rooms have fire­places. The open-plan kitchen, liv­ing and din­ing area with a bay win­dow is lo­cated at the front of the home.

‘‘Years ago it was a board­ing house or a bed and break­fast...it had fallen into a bit of a state of ne­glect and we to­tally ren­o­vated it when we bought it, we wanted to bring it back to its orig­i­nal grandeur,’’ he says. ‘‘One of the things that is quite unique is that it has a lot of big win­dows out to the beach, it has 3m-high win­dows where there is a 4m-high ceil­ing all around the front of the house.’’

The kitchen has an is­land bench, a dish­washer, a break­fast bar, and a pantry.

The din­ing area looks out to an out­door en­ter­tain­ing deck cov­ered by a shade sail.

‘‘A lot of the older houses were ori­en­tated with the liv­ing ar­eas at the back, when we were ren­o­vat­ing it, we were able to bring the liv­ing area to the front of the house, tak­ing ad­van­tage of the ocean views,’’ Mr Beard says.

The property also has a for­mal lounge­room, and a bath­room with a bath and a shower, a third toi­let and a cel­lar un­der­neath.

In the back­yard of the home and de­tached from the main build­ing is a teenagers’ re­treat, which has a bed­room, and a bath­room with a bath.

There is a lawn area in the back­yard, and there is also a ten­nis court that also has a bas­ket­ball and a net­ball ring.
