Com­pact lots the way of the hous­ing fu­ture

COM­PACT hous­ing de­sign will be the way of the fu­ture, with plans for 80sq m lots re­vealed in Ellenbrook.

The fu­tur­is­tic and in­no­va­tive de­signed lots are the first un­der 100 square me­tres to gain green-ti­tle de­vel­op­ment in WA.

Hous­ing Min­is­ter Peter Tin­ley, Swan Hills MLA Jes­sica Shaw and LWP prop­erty group man­ag­ing di­rec­tor Danny Mur­phy broke ground on the first eight lots to be built in Ellenbrook.

Mr Tin­ley said the new com­pact de­sign of­fered af­ford­able hous­ing and would mean more hous­ing op­tions as the pop­u­la­tion grew.

He said the smaller blocks could also be the way of the fu­ture to help tar­gets with in­fill de­vel­op­ment.

“The cost of land has gone up a lot in the past 20 years,” he said.

“We are at a point where the me­dian price of land is about 52 per cent of a house and the re­al­ity of peo­ple own­ing houses is get­ting more dif­fi­cult.

“More af­ford­able hous­ing op­tions are needed – it’s not just about the box you live in, it’s also about the com­mu­nity you live in and the ser­vices avail­able.

“Ellenbrook has set the bench­mark that fu­ture de­vel­op­ments will have to strive to meet.”

The hous­ing de­sign fol­lows a sim­i­lar de­sign to one used in Ade­laide, with 50 square me­tre lots on of­fer.

The houses are set to be ready to view by Fe­bru­ary 2018.

Mr Mur­phy said the lots were at­trac­tive to those want­ing dif­fer­ent hous­ing op­tions and some­thing more af­ford­able.

“We found that peo­ple were want­ing more com­pact liv­ing that wasn’t an apart­ment and some­thing more af­ford­able,” he said.

Ms Jes­sica Shaw said the new hous­ing lots were si­t­u­ated min­utes from the fu­ture Metronet sta­tion site and the hos­pi­tal­ity and re­tail precincts.

“It’s re­ally im­por­tant we have af­ford­able hous­ing stock in Ellenbrook,” she said.

“It’s re­ally ex­cit­ing see­ing de­vel­op­ments like this.”
