EL­LEN­BROOK TOPS LIST FOR LO­CAL SALES

THERE were 72 lo­cal prop­erty sales in the four weeks to Novem­ber 6.

This is 4 per cent higher than four weeks ago and 3 per cent lower than the same time last year. Over the four­week pe­riod, sales in the Perth metro re­gion in­creased 12 per cent to 2384, which is 3 per cent higher than the same time last year. El­len­brook was the top-sell­ing sub­urb in the Ad­vo­cate lo­cal area, with 22 sales recorded over the past four weeks. Lo­cal list­ing stock lev­els were sta­ble over the week, with 775 prop­er­ties listed for sale. This is 1 per cent lower than the same time last year. The to­tal num­ber of prop­er­ties for sale in Perth in­creased by 8 per cent over the past four weeks, which is 5 per cent lower than the same time last year. On av­er­age, it took lo­cal sell­ers 99 days to find a buyer for their prop­erty in the three months to Oc­to­ber, 31 days slower than the Perth metro av­er­age of 68 days. REIWA mem­bers re­ported 98 rental prop­er­ties were leased in the four weeks to Novem­ber 6. This is 18 per cent higher than four weeks ago and 1 per cent higher than the same time last year. Rental list­ings are 1 per cent lower than they were four weeks ago and 4 per cent lower than the same time last year. In the Perth metro area, list­ings for rent de­clined 4 per cent, which is 12 per cent lower than the same time last year.

The me­dian weekly rent for the three months to Oc­to­ber is $330 per week, $20 less than the same time in 2016. The Perth me­dian rent price de­creased $15 in the three months to Oc­to­ber.

It took land­lords in the lo­cal area 53 days to find a tenant in the three months to Oc­to­ber.
