Interstate investor pounces
THE home of a national tenant in Maroochydore’s Plaza Business Centre has changed hands for the first time in 20 years.
Ray White Commercial Noosa and Sunshine Coast North agent David C. Smith sold the showroom at Unit 2, 27 Evans St for $1,225,000 to an interstate investor.
Mr Smith says the listing for the strata-titled unit generated substantial inquiry.
The deal reflects a net yield of 8.15 per cent.
The tenant is on a five-year lease with two years remaining, plus a five-year option.
Zoned Principal Activity Centre, the NBN-serviced property has off-street parking, a rear roller door for deliveries and is in a high-exposure location close to Maroochydore Road and bordering Sunshine Plaza shopping centre.
Other tenants in the complex include Cash Converters, Buderim Coffee Company, Relationships Australia and Jawa Quality Furniture.
“The 661sq m property suited the portfolio of the interested party more than others he had seen,” said Mr Smith, who marketed the property with Paul Butler.
“The first offer made was accepted by the vendor, a local business operator.”
