First-home buy­ers want more for less as they seek to max­imise space on a strict bud­get, and top of the list is an adapt­able room.

Stock­land re­gional man­ager David Laner said it was a smart move for builders to raise their game to cater for this bur­geon­ing mar­ket.

“The ma­jor­ity of first-home buy­ers in Stock­land com­mu­ni­ties are ei­ther sin­gle peo­ple, cou­ples, or young fam­i­lies with one or two young chil­dren,” Mr Laner said. “They’re happy to buy a lower-main­te­nance lot size to get on to the prop­erty lad­der, but they don’t want to com­pro­mise on their home’s func­tion­al­ity or qual­ity.”

Bold Prop­er­ties new home con­sul­tant Chadd Flavell said Bold was adapt­ing its high spec designs by max­imis­ing the prac­ti­cal space avail­able for homes built on smaller lots.

“The big­gest draw­card for buy­ers will al­ways be open space and a great-look­ing kitchen,” Mr Flavell said. “It’s im­por­tant that new home designs con­tinue to fo­cus on max­imis­ing open liv­ing space, and it’s es­sen­tial that our designs of­fer smart, prac­ti­cal kitchens con­nected to a great out­door liv­ing space.

“Out­doors, our mod­ern designs are in­cor­po­rat­ing smartly in­te­grated al­fresco ar­eas.

“In­side, the use of raked in­ter­nal ceil­ings cre­ates a fan­tas­tic sense of space and pro­vides an amaz­ing ‘wow’ fea­ture.”

Trends on the rise in­clude re­quests for three-bed­room homes with an ex­tra adapt­able fourth room to be used as a study, me­dia room or bed­room as re­quired over time.

Bold Prop­er­ties is the lat­est builder to open a pop-up of­fice be­fore the dis­play vil­lage opens at Stock­land’s new Pal­lara com­mu­nity.

House-and-land pack­ages at Pal­lara start from $463,870 for a sin­gle-storey home and $528,121 for a dou­ble-storey home, well un­der Bris­bane’s cur­rent me­dian of $655,000.

Lot sizes range from 313sq m to 753sq m, just 19km from the Bris­bane CBD. Pal­lara is on the corner of Brook­bent and Good­er­ham roads in Bris­bane’s south­west­ern growth cor­ri­dor.
