One of the most pop­u­lar de­vel­op­ments in South Bris­bane has one apart­ment left for resale af­ter an ini­tial 100 per cent sell­out offthe-plan.

ARIA Liv­ing gen­eral man­ager Zeyad Imam said of the 219 one, two and three-bed­room apart­ments in Oxley and Stir­ling, there was only one left for resale, but rentals were un­der way with 156 apart­ments in the rental pool.

ARIA Prop­erty Group man­ag­ing di­rec­tor Tim For­rester is keep­ing the top floor pent­house, four amal­ga­mated units.

Mr Imam said the ameni­ties were what set the de­vel­op­ment apart from other in­ner-city apart­ment build­ings. “Aside from the rooftop space, there’s a pretty ex­ten­sive bar­be­cue, out­door area, a big 25m pool, two com­po­nents to the pool with a lap pool and a plunge pool, and a pri­vate din­ing room and me­dia room that can be booked by peo­ple who live in the build­ing,” he said.

“There’s also a first-floor li­brary and wine cel­lar with lock­able ar­eas for res­i­dents, which also has a big cen­tral ta­ble for res­i­dents’ use.”

Mr Imam said the units were quite large – two-bed­room apart­ments have up to 94sq m of in­ter­nal space. The view is a ma­jor sell­ing point with units look­ing to Kan­ga­roo Point or South Bank and side units with curved glass de­tail for un­in­ter­rupted views.

There are large, can­tilevered bal­conies and the sculp­tural de­sign takes its cue from the ever-chang­ing river.

“The build­ing is po­si­tioned north-fac­ing and it’s quite el­e­vated, so there are re­ally good views down both reaches of the river, city and gar­dens,” Mr Imam said.

ARIA now takes on the man­age­ment rights of its prop­er­ties, with three build­ings un­der in­ter­nal man­age­ment by ARIA.

“We’ve re­ceived a lot of pos­i­tive feed­back in terms of ex­pe­ri­ence with the level of cus­tomer ser­vice that we’re of­fer­ing peo­ple liv­ing in the build­ing,” Mr Imam said.

“We’re try­ing to in­tro­duce a ho­tel style of ser­vice and amenity, for ex­am­ple, um­brel­las in the lobby, news­pa­pers on the front desk, beach tow­els on the rooftop and you can hire out bikes sim­i­lar to the Ci­tyCy­cles.

“We also of­fer com­pli­men­tary group per­sonal train­ing and yoga to res­i­dents.”

Oxley and Stir­ling will be ready for oc­cu­pa­tion early next month, just 285m from South Bank and 800m from the un­der con­struc­tion Queen’s Wharf casino precinct.

ARIA Prop­erty Group is a pri­vately-owned de­vel­op­ment com­pany founded in 2003 by Tim For­rester.
