A mixed-use de­vel­op­ment in the Bris­bane CBD is likely to sell out be­fore con­struc­tion is com­pleted late next year.

Mary Lane at 111 Mary St in the heart of the CBD, is al­ready 60 per cent sold with the 37 storey tower con­struc­tion reach­ing level 18.

With con­struc­tion achiev­ing a floor per week struc­tural cy­cle, and on track for com­ple­tion by late next year, Col­liers In­ter­na­tional is pre­dict­ing a po­ten­tial sell out be­fore com­ple­tion with only 68 res­i­dences left and steady sales.

Col­liers In­ter­na­tional as­so­ciate di­rec­tor Lily O’Con­nell said lo­cal down­siz­ers and owne­roc­cu­piers were at­tracted to the premium two and three-bed­room res­i­dences at Mary Lane.

“No other project of­fers the priv­i­lege and qual­ity life­style of re­sid­ing above a 5-star-ho­tel. The res­i­dences range from 100 to 152sq m and are ar­guably the best value lux­ury apart­ments in the Bris­bane CBD based on life­style, size, price and fin­ish,” Ms O’Con­nell said.

The $325 mil­lion mixed use de­vel­op­ment has 184 apart­ments above the 5-star Westin Bris­bane - Queens­land’s first Westin Ho­tel. The Ho­tel con­sists of 298 rooms and suites plus a range of din­ing and en­ter­tain­ment venues in­clud­ing bars, restau­rant, re­sort pool, func­tion room, gym and Heav­enly Day Spa.

“The added ad­van­tage of buy­ing a res­i­dence at Mary Lane is that you can en­joy ho­tel ser­vices on of­fer by the Westin Bris­bane,” Ms O’Con­nell said. “This en­ables res­i­dents an ef­fort­less con­nec­tion to a va­ri­ety of 5-star ameni­ties, while en­joy­ing the pri­vacy of a sep­a­rate lobby and se­cured lift ac­cess to their res­i­dence and ex­clu­sive roof top fa­cil­i­ties in­clud­ing gym, in­fin­ity pool and pri­vate func­tion pav­il­ion. Two bed­room res­i­dences are priced from $910,000, with three bed­rooms sell­ing from $1.45 mil­lion.
