A res­i­den­tial tower at Toowong has proven pop­u­lar with for­eign in­vestors, with only eight of the 221 apart­ments still on the mar­ket.

Con­struc­tion of the $130 mil­lion Illumina tower is ex­pected to be com­pleted early in the new year, with the first res­i­dents ex­pected to move in by March.

Prop­erty So­lu­tions sales and mar­ket­ing man­ager Craig Wright said the sales achieved to date were divided be­tween lo­cals, who were pre­dom­i­nantly owner-oc­cu­piers, and off­shore pur­chasers.

Mr Wright said Prop­erty So­lu­tions an­tic­i­pated a low-level ra­tio of fi­nance pro­vi­sions for for­eign buy­ers with the project’s forth­com­ing set­tle­ment phase in the face of tighter lend­ing con­di­tions.

“We have put in place steps to en­sure all buy­ers have in­tro­duc­tions to fi­nance providers, bank and non-bank lenders,” he said.

“This in­cludes mak­ing avail­able al­ter­na­tive lo­cally-based sources of fi­nance for our for­eign buy­ers.”

The one, two and three-bed­room apart­ments and pent­houses within Illumina of­fer moun­tain, city and river views.

Con­trac­tor Hutchin­son Builders re­cently reached its 21st and top level, with in­ter­nal fitouts the next and final phase of con­struc­tion.

Each of Illumina’s apart­ments in­cor­po­rates con­tem­po­rary colour pal­ettes, qual­ity fit­tings and fix­tures, large open-plan liv­ing ar­eas, high ceil­ings and gen­er­ous bal­conies.

Res­i­dents have ac­cess to an ex­pan­sive recre­ational sky deck on level 21 with an in­fin­ity-edge pool, en­ter­tain­ing spa­ces, open-air cinema and spec­tac­u­lar city views.

A re­tail precinct with space for a cafe, deli and bou­tiques will be at street level.

“Ev­ery­thing you need or want is at your doorstep,” Mr Wright said.
