New chap­ter for a tired old beauty

Bris­bane-based Graya Constructions pro­vided HOME with an exclusive look at their up­com­ing project in Auchen­flower, which will hit the mar­ket next year.

Graya Constructions di­rec­tor Rob Gray re­vealed plans for 71 Thomas St, due for com­ple­tion in the fourth quar­ter of 2019 and said it would be all about “lo­ca­tion”.

“It’s near Ros­alie Vil­lage, it’s a very soughtafter street, it’s got all the good num­bers in Auchen­flower,” Mr Gray said.

“We’ve wanted to do some­thing in Auchen­flower for a long time, so now is the time.”

Mr Gray said the ex­ist­ing home would be in­cor­po­rated into the re­design and would be raised and moved to the left to make room for a new ex­ten­sion.

Joe Ad­sett Ar­chi­tects di­rec­tor Joe Ad­sett, who de­signed the home, said the big­gest chal­lenge was the odd shape of the block, which were gen­er­ally found in older sub­urbs like Auchen­flower.

“It’s a real chal­lenge be­cause when­ever you get th­ese strange blocks they’re re­ally hard to de­sign, but the out­come is usu­ally re­ally awe­some,” he said.

“It’s a unique site be­cause it’s so wide and we’ve gen­er­ally re­sponded to it by keeping the Queens­lan­der on one side and hav­ing a clear sepa­ra­tion on the en­try and sep­a­rat­ing the new ex­ten­sion.

“Be­cause it’s such a wide block, we’ve wrapped the liv­ing area down­stairs all along the back of the block, open­ing up to the back­yard and you get this un­usu­ally wide length of liv­ing space.”

Mr Gray said there would be some stylish in­clu­sions such as aged brass tap­ware, as well as some new de­sign el­e­ments.

“We have some curves hap­pen­ing, which is def­i­nitely on trend at the mo­ment and we’re bring­ing that mo­saic tile that is over the pool, in­side,” he said.

“A ma­jor part of this house is its floor­plan, which is set up per­fectly for a fam­ily with three to four kids.”

The home will come with a three car sideby-side garage with car charg­ing points.

Mr Gray said it would take more than 100 trades­peo­ple about 10 months to com­plete the project.

Ac­cord­ing to CoreLogic, the ex­ist­ing sixbed­room, five-bath­room Queens­lan­der home on 528sq m was pur­chased in March for $1.2 mil­lion.
