Fed­er­a­tion his­tory re­tained

BUILT by Wil­liam Fran­cis Corbett 100 years ago, this brick-con­structed Fed­er­a­tion home in Spring Hill spans three lev­els.

The builder left his mark on the home with his ini­tials re­main­ing on plas­ter designs in the hall­way.

Also re­main­ing are many fea­tures from the Fed­er­a­tion pe­riod with Avon­dale in­clud­ing lead­light win­dows, pe­riod light shades, pressed me­tal ceil­ings, picture rails and cor­nices.

The home be­came a board­ing house in the 1950s be­fore be­ing ren­o­vated and re­stored and also ex­tended in the late 1980s.

An im­pres­sive cov­ered ve­randa runs around three sides of the ground floor with the main en­try fea­tur­ing lead­light glass lead­ing into a car­peted hall­way dis­play­ing high ceil­ings.

There are two bed­rooms to the left with sash win­dows and car­pet. Op­po­site are a car­peted study and a sep­a­rate li­brary with a fire­place and both rooms fea­ture car­pet and sash win­dows.

A for­mal lounge, with ad­ja­cent stair­case to the up­per and lower lev­els, leads to the ve­randa and also has a fire­place and car­pet.

Added in the 1980s was a for­mal din­ing room and fam­ily room with tiled floor which flows to a court­yard at the rear of the res­i­dence.

Next to the ex­ten­sion is an orig­i­nal part of the floor­plan now fea­tur­ing a kitchen over­look­ing a meals area with cork floor­ing.

Boast­ing stain­less steel ap­pli­ances in­clud­ing dou­ble oven, gas cook­top, tep­pa­nyaki plate and range­hood, the kitchen, with nearby pantry, also in­cludes a break­fast bar and tim­ber cab­i­netry.

Also in­cluded in the floor­plan on this level is a tiled bathroom with sep­a­rate shower and bath­tub and laun­dry which leads to an out­side dry­ing area.

The up­per level was ren­o­vated in the 1980s with the main be­d­room look­ing to­wards the city and in­clud­ing a dress­ing room and two walk-in wardrobes, a mar­ble en­suite with spa bath and sep­a­rate shower, plan­ta­tion shut­ters, car­pet, lead­light glass and Juliet bal­cony through French doors.

Two fur­ther car­peted bed­rooms have built-in wardrobes and lead­light glass and are ser­viced by a tiled bathroom. There is also a rum­pus area. On the lower level is a two-car garage, wine cel­lar, stor­age ar­eas and car­peted multi-pur­pose room with a sep­a­rate en­trance.

Other fea­tures in­clude air­con­di­tion­ing and an alarm sys­tem.

The rear court­yard in­cludes a water fea­ture.

At the front of the res­i­dence, built on an 885sq m block, a hedge shields the main en­trance.
