Putting in the effort for big sale
SPACE Property Agents’ Michael Kleimeyer has been working on his short game in between inspections at our house of the week property, 14 Little St, Kelvin Grove.
Our spies tell me he’s pretty good too, so his days as an agent might be numbered days as he tries to get a place on the pro golf tour.
This outstanding modern intergenerational-living home is owned by Naomi and Terry Fleming and goes to auction on Thursday, April 21, at 6.30pm.
The data crunchers at CoreLogic RP Data told me this week that “Brisbane is one of the few cities to have seen values fall over the past quarter”. But the “fall” is just down barely -0.1 per cent over the past three months. Over the year, Brisbane’s median value is 4.5 per cent higher.
Despite signs of value growth returning over recent years, a sustainable increase in values has failed to gain traction to date.
But southeast Queensland looks set to see further increases in housing demand and potentially stronger value growth throughout the year.
And what about this beauty Alex Harris of Sell Lease Property is marketing north of Noosa at 20 Grevillea Lane, Lake Macdonald.
Owned by a German couple Elke and Edgar Emele, they designed and built the property to the most meticulous of standards and love every inch of it. Ms Harris says it is reluctantly on the market for $2.595 million as the owners need to downsize.
“The property is a picture of rural bliss, yet only 12 minutes drive from Noosaville,” she said. “The 520sq m luxury residence sits atop a ridge with beautiful views over the paddocks to Mount Cooroy and Lake Macdonald. But it is the breathtaking array of equestrian assets that underscores the unique nature of this property as a package.
“Absolutely every detail is thought of, from the Olympicsize and floodlit Ecogrid dressage arena through to luxury stables … There’s also two self-contained apartments, an orchard and a resort-style pool.”
