With trades in de­mand, he says clients are of­ten sur­prised by labour costs, which can cost the same price as the ma­te­ri­als.

Bath­room fit­tings and fix­tures can vary widely in price, he says, so do your re­search. Mo­saic and over­sized tiles can both be costly to lay but un­der­floor heat­ing is sur­pris­ingly af­ford­able.
