De­mand soars in es­tate of­fer­ings

A NEWLY de­vel­oped in­dus­trial es­tate at North­gate on Bris­bane’s north­side has been in de­mand with sales worth more than $6 mil­lion this year through sell­ing agents Ray White Com­mer­cial (Qld) in con­junc­tion with CBRE.

The 4.2ha sub­di­vi­sion de­vel­oped by Chuan Xin Pty Ltd at 62 Crock­ford St, North­gate, has been mar­keted by Ray White Com­mer­cial Qld’s Paul An­der­son and Dan Mun­nich of CBRE.

Mr An­der­son said six lots in the North­gate In­dus­trial Park had been sold over the past six months to devel­op­ers, net­ting sales of $6.3 mil­lion.

He said only three of the orig­i­nal 20 lots re­mained avail­able, with six lots be­ing re­tained by the devel­op­ers.

“When you think about it, this is the only small lot land sup­ply cur­rently on the mar­ket be­tween Ea­gle Farm and Gee­bung. It’s quite sim­ply gold,” Mr An­der­son said.

Mr Mun­nich said not only were the sup­ply and de­mand fac­tors in favour for the prop­erty; it had ex­cep­tional con­nec­tiv­ity to the M1, Air­port Link Tun­nel, Nudgee and Toom­bul roads.

The Crock­ford St de­vel­op­ment com­prises land parcels from 2000sq m to 8000sq m (by amal­ga­ma­tion). Each lot is con­nected to power, wa­ter and sewer while there is NBN con­nec­tiv­ity to Crock­ford St.
