Lux­ury life comes with a slice of par­adise

AC­CORD­ING to the prop­erty de­vel­oper, Ju­niper Group, beach­front liv­ing is the ba­sis of its suc­cess. The group is one of Aus­tralia’s lead­ing private prop­erty op­er­a­tions whose core busi­ness is based on con­cep­tu­al­is­ing, de­vel­op­ing, mar­ket­ing and con­struct­ing in­ter­na­tional cal­i­bre projects in some of Aus­tralia’s most sought- af­ter lo­ca­tions.

Since 1992, the com­pany, un­der the lead­er­ship of fa­ther, Graeme Ju­niper and son, Shaun, has com­piled a port­fo­lio of more than $ 1 bil­lion, fea­tur­ing some of the coun­try’s most de­sir­able tourism re­sorts, res­i­den­tial prop­er­ties and com­mer­cial de­vel­op­ments dot­ted along the Queens­land coast, from cov­eted Port Douglas in the north to the glitzy Gold Coast in the south.

It claims that its clients trust the Ju­niper in­stinct in site se­lec­tion and are re­warded by a su­pe­rior qual­ity of life. The two Ju­nipers be­lieve that the beauty of the nat­u­ral world can be matched by in­spi­ra­tional ar­chi­tec­ture to pro­vide sat­is­fy­ing de­vel­op­ments and im­por­tantly solid in­vest­ment op­por­tu­ni­ties.

Sev­eral years ago, they ac­quired what they claim is one of Aus­tralia’s most prized pieces of beach­front land: the site where the 77- storey Soul Surfers Par­adise is tak­ing form.

Beach­front liv­ing is not just trend in Queens­land - it’s a way of life,’’ said Shaun Ju­niper. Queens­land has the per­fect cli­mate for coastal liv­ing and fam­i­lies have been queu­ing up to buy beach­front prop­er­ties for gen­er­a­tions and will con­tinue to do so.

And they do not want to be set back from the beach, ei­ther. They want to live right on the beach and Soul Surfers par­adise is go­ing to al­low hun­dreds of peo­ple to do ex­actly that.’’

The Ju­niper Group con­sid­ers the $ 850 mil­lion Soul de­vel­op­ment to be the undis­puted crown in its prop­erty port­fo­lio. The res­i­den­tial and re­tail tower, home to al­most 300 lux­ury apart­ments, now un­der con­struc­tion in the heart of Surfers Par­adise, over­looks one of Aus­tralias best known beaches. It is in a lo­ca­tion that never can be built out.

Soul Surfers Par­adise fea­tures a 114m beach­front frontage with a 56m frontage of the Cav­ill Mall. With its multi- mil­lion dol­lar re­tail plaza and es­planade, it is ex­pected to pro­vide im­pe­tus to the re­vi­tal­i­sa­tion of the tourist strip.

Our aim with the es­planade and re­tail plaza is to cre­ate a pub­lic space that fea­tures the best el­e­ments of var­i­ous beach­side precincts from around the world,’’ said Shaun Ju­niper.

The re­tail plaza will be in­cor­po­rated into a re­ju­ve­nated beach­front es­planade, a peo­ple friendly precinct al­low­ing an easy flow of cy­clists, pedes­tri­ans and ve­hi­cles, while sig­na­ture bou­tiques will rein­vent the Surfers Par­adise shop­ping ex­pe­ri­ence.

When it comes to din­ing, res­i­dents and tourists will be able to choose be­tween out­door side­walk cafes and cof­fee shops or two lev­els of ocean view din­ing guar­an­teed to set a new culi­nary stan­dard on the Coast.

As an in­cen­tive to prospec­tive buy­ers, the Ju­niper group is of­fer­ing the chance to pur­chase an apart­ment now and settle in late 2010.

With global share mar­kets strug­gling at the mo­ment, this of­fer means that buy­ers can se­cure their fu­ture with a 10 per cent de­posit and not have to pay any­thing fur­ther for three years,’’ Shaun Ju­niper said.

This al­lows them the lux­ury of hav­ing al­most three years with­out hav­ing to pay any more money, while know­ing that their cho­sen piece of beach­front prop­erty has been se­cured at to­day’s prices.’’

Ac­cord­ing to the younger Ju­niper, the Soul sales team has al­ready made apart­ment sales of more than $ 425 mil­lion, de­spite con­struc­tion only start­ing less than two months ago.

This suc­cess proves that our orig­i­nal vi­sion for an out­stand­ing beach­front tower, mix­ing the best el­e­ments of res­i­den­tial and re­tail liv­ing, is ex­actly what the mod­ern top- end buyer wants,’’ he said.

As well as hold­ing the Aus­tralian record prices for an apart­ment at $ 16.85 mil­lion, Soul con­tin­ues to set new records for the prop­erty in­dus­try, adding to the amount of ex­cite­ment that al­ready sur­rounds the project.
