Brit­ney’s old pad goes for a song: $ 7.5m

BRIT­NEY Spears used to live here. So did Keith Richards and af­ter him, Rus­sell Sim­mons. For those who care about celebrity’’, this Man­hat­tan apart­ment ( which is re­ally a four­storey town­house with a private ter­race boast­ing views of the Em­pire State build­ing) might ap­peal.

Not that the bro­kers are pro­mot­ing it that way. An ad­ver­tise­ment for the prop­erty, which is in down­town Green­wich Vil­lage, says sim­ply that it is per­fect for en­ter­tain­ing’’, and hints at big names.

On a tour of the 4400- square- foot ( 371.6sq m) enor­mous three- bed­room, 4.5- bath­room prop­erty, the bro­ker Chris Toland only re­vealed who had lived there when pressed.

For some buy­ers it is not a sell­ing point, rather just a fact, he says.

He paused at the apart­ment’s lobby area to point out that it would also make an in­cred­i­ble me­dia room.

You could be sleep­ing down­stairs and en­ter­tain­ing 100 peo­ple up­stairs. There are two full baths, a lux­u­ri­ous mas­ter suite, fire places,’’ he says.

The prop­erty is in­deed spec­tac­u­lar, with soar­ing views of the Em­pire State Build­ing and pin- drop quiet in an oth­er­wise noisy area, buffered by Broad­way.

An­other hint at ‘‘ en­ter­tain­ment types’’, there is a private en­trance on each floor, al­low­ing the owner, and or guests to en­ter the apart­ment that way if they choose to.

There is an­other en­trance at the back if you need to sneak into the build­ing. It is very private,’’ he says.

The concierge is tight- lipped, he adds. He won’t say who else lives there but it is well known that Cher used to, and once it was ru­moured Tom Cruise called the build­ing home.

Toland says this just wasn’t true. An ex­ec­u­tive from the man­age­ment com­pany who rep­re­sented Cruise used to live in the build­ing so mail for Tom came in. But that def­i­nitely had peo­ple in­ter­ested.’’

So who are the likely buy­ers in a mar­ket where apart­ments above $ US5 mil­lion ($ 5.4 mil­lion) have not been snapped up as quickly as they might have even six months ago?

That mar­ket is fi­nally feel­ing the ef­fects of the slow­ing econ­omy.

I think some­one in the fi­nance world or high profile will buy this apart­ment. It’s a pen­t­house. It is a down­town lo­ca­tion with nice, open views,’’ Toland says.

We’ve had a lot of ac­tiv­ity, but it’s def­i­nitely still avail­able.’’

The cur­rent own­ers had ini­tially of­fered the apart­ment for rent, for $ US32,000 a month be­fore de­cid­ing to put it on the mar­ket for $ US6.95 mil­lion.

If other ‘‘ celebrity’’ real es­tate is any in­di­ca­tion, the apart­ment may not be for sale for too long.

Re­cently in Bev­erly Hills, Madonna sold her 6458- square- foot man­sion, which sits on 0.59 acres ( 2387sq m), for $ US15.6 mil­lion, af­ter the home was listed for $ US17.4 mil­lion.

Madonna, had owned the prop­erty for nearly five years, af­ter pur­chas­ing it in 2000 from ac­tress Diane Keaton for $ US6.5 mil­lion.

The home, built in 1926 and de­signed by ar­chi­tect Wal­lace Neff has eight bed­rooms, nine bath­rooms, mul­ti­ple court­yards, an out­door fire­place and din­ing area, a pool, for­mal gar­dens, a de­tached of­fice and two guest­houses.
