The Weekend Australian - - BUSINESS REVIEW - AGENT: Julien Hug, Exotiq Property

This seven-bedroom villa on a calm, private stretch of beachfront in North Bali is being sold fully furnished and equipped with a modern gym.

“It is one of the largest villas in this area of Bali, and it stands out because it is beachfront, with a black sand beach,” says listing agent Julien Hug.

“There are no waves there and it does not go very deep — you can walk out quite a bit,” he adds. There are good ocean views from most rooms in the villa.

“There are not that many large houses in North Bali,” Hug says.

The villa, which was built in 2006, is comprised of three buildings set around a 5mx6m swimming pool. On both sides of the pool are bedroom pavilions, each with one bedroom upstairs and another downstairs.

The main house, which is set behind the pool, has three bedrooms and a fully equipped western-style kitchen.

“The kitchen is quite modern, which is not often the case in Indonesia,” Hug says.

There is also an open dining area and a large deck above the beach. “You have complete privacy around the pool area.” The 450sq m house sits on a 1390sq m block. Along with the outdoor pool, there is a jacuzzi and a children’s pool that tucks into an open living and dining area in the main house.

The villa also has manicured lawns and lush gardens that are maintained by a gardener.

“The villa is three hours from the airport, so it is quite remote,” Hug says. However, if you need groceries, it’s about a half-hour drive.
