In­ter­state in­vestor pounces

THE home of a na­tional ten­ant in Ma­roochy­dore’s Plaza Busi­ness Cen­tre has changed hands for the first time in 20 years.

Ray White Com­mer­cial Noosa and Sun­shine Coast North agent David C. Smith sold the show­room at Unit 2, 27 Evans St for $1,225,000 to an in­ter­state in­vestor.

Mr Smith says the list­ing for the strata-ti­tled unit gen­er­ated sub­stan­tial in­quiry.

The deal re­flects a net yield of 8.15 per cent.

The ten­ant is on a five-year lease with two years re­main­ing, plus a five-year op­tion.

Zoned Prin­ci­pal Ac­tiv­ity Cen­tre, the Nbn-ser­viced prop­erty has off-street park­ing, a rear roller door for de­liv­er­ies and is in a high-ex­po­sure lo­ca­tion close to Ma­roochy­dore Road and bor­der­ing Sun­shine Plaza shop­ping cen­tre.

Other ten­ants in the com­plex in­clude Cash Con­vert­ers, Bud­erim Cof­fee Com­pany, Re­la­tion­ships Aus­tralia and Jawa Qual­ity Fur­ni­ture.

“The 661sq m prop­erty suited the port­fo­lio of the in­ter­ested party more than oth­ers he had seen,” said Mr Smith, who mar­keted the prop­erty with Paul But­ler.

“The first of­fer made was ac­cepted by the ven­dor, a lo­cal busi­ness op­er­a­tor.”
