A NEW ho­tel ap­proved for the Joon­dalup CBD will be “a stone’s throw” from Joon­dalup Health Campus.

The $16 mil­lion sev­en­storey de­vel­op­ment pro­posed for the cor­ner of Kyle Court and Grand Boule­vard was con­di­tion­ally ap­proved at Mon­day’s Metro North-West Joint De­vel­op­ment As­sess­ment Panel meet­ing.

The ho­tel will in­clude six lev­els of ho­tel rooms, ground floor cafe, bar and sem­i­nar room, rooftop gar­den, gym, pool, spa and sauna fa­cil­i­ties and base­ment and ground floor car park­ing.

Res­i­dent Trevor Phillips was at the meet­ing to raise con­cerns on be­half of the own­ers and oc­cu­piers of Kingsway Heights bound by Arch­way Street, Kyle Court and Tot­ten­ham and Kings­bury roads.

This in­cluded the height of the ho­tel and its im­pact on res­i­dents to the west, with over­shad­ow­ing and “ex­ces­sive dom­i­na­tion over the gen­er­ally sin­gle-storey land­scape”.

He also raised “vis­ual pri­vacy”, say­ing the pri­vate gardens of Kingsway Heights would be over­looked by win­dows on the west of the ho­tel.

Joon­dalup plan­ning ser­vices man­ager Chris Leigh said the height al­lowed un­der the City’s draft Joon­dalup Ac­tiv­ity Cen­tre Plan (JACP) was 20.5m (six storeys) and the height of the pro­posed ho­tel was 24.45m.

“It is the of­fi­cers’ view that a 4m dif­fer­ence in height at that scale would not have a sig­nif­i­cant im­pact on the sur­round­ing prop­er­ties,” he said.

He said the draft JACP set a vis­ual pri­vacy set­back of 4m and the pro­posed set­back to the north­ern bound­ary was 6.6m, which “com­plies with the de­vel­op­ment stan­dard”.

Joon­dalup coun­cil­lor Philippa Tay­lor said the city cen­tre should be “de­signed as a city and not as a sub­urb”.

“We do need seven lev­els be­cause it is a city cen­tre. It’s just a stone’s throw from the hospi­tal so it’s go­ing to be a bril­liant at­tribute to the hospi­tal and any­one who wants to go in to Joon­dalup,” she said.

“At the mo­ment, that area is a bit of a ghost town.”

Mr Leigh rec­om­mended a con­di­tion re­quir­ing a de­tailed land­scap­ing plan re­quest ad­di­tional land­scap­ing in the road re­serve to what is in­di­cated in the pro­posed plans, which was unan­i­mously ap­proved.
