Top spot for backgrounding
TWO quality properties in the western Darling Downs/ eastern Maranoa have been presented to market as the vendor exits the agriculture industry to take up business on the coast.
Located 110km northwest of Goondiwindi, 100km east of St George and 230km west of Dalby, Wonga Downs and Llidem Vale represent strong red buffel country with areas of soft brigalow / belah valleys and areas of grey melon hole soils.
For the past 16 years the country has been utilised as a calf factory, selling weaners into the feedlot and the inner Downs markets.
The properties are versatile and have been set up for easy management to utilise them as breeder or backgrounding scenarios.
An area of about 200ha has been farmed by the current owners for forage that was cut for silage and fed to weaners.
A further 1618ha has been farmed in the past prior to the current owners and utilised for grain growing. This area is now wall-to-wall established buffel grass.
The properties have been well developed, leaving shade lines and cattle camps with the regrowth recently pulled, the PMAV indicating about 95% white.
It is watered by secure stock dams that have good catches. The owners have not shifted cattle from the properties due to lack of water in their time of ownership.
The properties are well fenced into 25 paddocks with a 12km laneway system, part of which connects the two sets of steel yards.
There are three houses and workmen’s accommodation, workshop/machinery shed with three-phase power, shearing shed and various outbuildings.
The area has received excellent early summer rain, which has kickstarted the buffel into a productive start to the summer season.
The properties are for genuine sale as the vendor has relocated to the coast. They can be purchased as one or in two separate properties, contingent on each other.
The sale process will be an offers-to-purchase program that will close on November 30.
