Top spot for back­ground­ing

TWO qual­ity prop­er­ties in the west­ern Dar­ling Downs/ east­ern Mara­noa have been pre­sented to mar­ket as the ven­dor ex­its the agri­cul­ture in­dus­try to take up busi­ness on the coast.

Lo­cated 110km north­west of Goondi­windi, 100km east of St Ge­orge and 230km west of Dalby, Wonga Downs and Lli­dem Vale rep­re­sent strong red buf­fel coun­try with ar­eas of soft briga­low / be­lah val­leys and ar­eas of grey melon hole soils.

For the past 16 years the coun­try has been utilised as a calf fac­tory, sell­ing wean­ers into the feed­lot and the in­ner Downs mar­kets.

The prop­er­ties are ver­sa­tile and have been set up for easy man­age­ment to utilise them as breeder or back­ground­ing sce­nar­ios.

An area of about 200ha has been farmed by the cur­rent own­ers for for­age that was cut for silage and fed to wean­ers.

A fur­ther 1618ha has been farmed in the past prior to the cur­rent own­ers and utilised for grain grow­ing. This area is now wall-to-wall es­tab­lished buf­fel grass.

The prop­er­ties have been well de­vel­oped, leav­ing shade lines and cat­tle camps with the re­growth re­cently pulled, the PMAV in­di­cat­ing about 95% white.

It is wa­tered by se­cure stock dams that have good catches. The own­ers have not shifted cat­tle from the prop­er­ties due to lack of wa­ter in their time of own­er­ship.

The prop­er­ties are well fenced into 25 pad­docks with a 12km laneway sys­tem, part of which con­nects the two sets of steel yards.

There are three houses and work­men’s ac­com­mo­da­tion, work­shop/ma­chin­ery shed with three-phase power, shear­ing shed and var­i­ous out­build­ings.

The area has re­ceived ex­cel­lent early sum­mer rain, which has kickstarted the buf­fel into a pro­duc­tive start to the sum­mer sea­son.

The prop­er­ties are for gen­uine sale as the ven­dor has re­lo­cated to the coast. They can be pur­chased as one or in two sep­a­rate prop­er­ties, con­tin­gent on each other.

The sale process will be an of­fers-to-pur­chase pro­gram that will close on Novem­ber 30.
