TEN­ANTS look­ing for an af­ford­able apart­ment or unit can choose from a range of lo­ca­tions in­clud­ing close to the coast and CBD.

REIWA has iden­ti­fied Perth’s top five cheap­est sub­urbs for me­dian unit rent in the three months to Au­gust, with Shoal­wa­ter tak­ing the top spot. 1. Shoal­wa­ter Shoal­wa­ter was Perth’s most af­ford­able sub­urb for me­dian unit rent, with ten­ants able to se­cure a unit in the area for about $200 per week.

Rent prices for units have seen a steep de­cline over the past year, hav­ing re­duced by $100 per week when com­pared to the year to Au­gust 2016.

Lo­cated 41km from Perth in the City of Rockingham, Shoal­wa­ter is a de­sir­able lo­ca­tion for fam­i­lies due to its prox­im­ity to the beach, schools, ameni­ties, parks and playgrounds. 2. Ore­lia Sit­u­ated 38km south of Perth in the City of Kwinana, Ore­lia took sec­ond spot, with a me­dian unit price of $210 per week.

Rent prices have im­proved in af­ford­abil­ity by $10 per week over the year; it takes land­lords in the area about 55 days to find a ten­ant, five days faster than the same time last year.

Close to the Kwinana train line and shop­ping cen­tre, Ore­lia of­fers res­i­dents a quin­tes­sen­tial sub­ur­ban lifestyle near a range of ameni­ties, in­clud­ing parks and recre­ational fa­cil­i­ties. 3. Ar­madale Ar­madale was Perth’s third most af­ford­able sub­urb for unit rentals, with a me­dian rent price of $250 per week.

The south-east sub­urb is 25km from Perth in the grow­ing regional cen­tre of the City of Ar­madale.

It was marginally more af­ford­able to rent in Ar­madale in the year to Au­gust than it was in the year to Au­gust 2016, with the me­dian unit rent de­clin­ing by $14 over this time.

It takes land­lords about 68 days to find a ten­ant for their rental unit in Ar­madale. 4. Wem­b­ley Prospec­tive ten­ants look­ing to rent a unit closer to the city should look to Wem­b­ley.

Just 7km west of the CBD, Wem­b­ley was Perth’s fourth most af­ford­able sub­urb for me­dian unit rent, on par with Ar­madale at $250 per week.

Unit prices have be­come more af­ford­able by $20 per week over the past year and it takes on av­er­age 59 days for a land­lord to find a ten­ant in the area. 5. Os­borne Park Os­borne Park com­pleted the list at num­ber five, also with a me­dian unit rent of $250 per week.

The well-es­tab­lished sub­urb is 8km north-west of Perth and has im­proved in af­ford­abil­ity for ten­ants by $35 per week when com­pared to the year to Au­gust 2016.

Close to In­naloo shop­ping cen­tres, Os­borne Park of­fers its res­i­dents a sub­ur­ban lifestyle near all ma­jor ameni­ties.

It takes land­lords on av­er­age 58 days to find a ten­ant for their rental, which is two days faster than it took in the year to Au­gust 2016.
