New agent on block

THE new agent for Cottes­loe’s his­toric Tuku­rua man­sion de­nies the $25 mil­lion or more ask­ing price for the 21-room home is a half-price cut from the $57 mil­lion mooted when the prop­erty went on the mar­ket last July.

“It’s not re­ally, as it’s ‘of­fers above’,” Clare­mont­based Mint real es­tate di­rec­tor Peter Cle­ments said.

Mr Cle­ments’ two-year-old company will take over the 1896-built beach­side prop­erty’s sale next month after a pre­vi­ous con­tract with another agent fin­ished.

Tuku­rua owner Ted Smith was be­queathed the house by for­mer owner Dorothea Cass in 1994.

Mr Cle­ment said his sell­ing cam­paign would con­cen­trate on the man­sion’s beauty for its pos­si­ble first sale in 118 years. Pre­vi­ous cam­paigns had pro­moted the abil­ity to sub­di­vide the 5001sq m block at the Rosendo Street Marine Pa­rade in­ter­sec­tion.

Prospec­tive buy­ers have un­til “the first or sec­ond week of March” to make their of­fers.
