THE tree-lined street and sought-af­ter lo­ca­tion ap­pealed when the own­ers bought this 933sq m prop­erty, but the orig­i­nal 1950s cot­tage was not ideal for their fam­ily, so they de­cided to de­mol­ish it and start anew.

Built by River­stone, their Hamp­tons-style home is light­filled and spa­cious, func­tional and com­fort­able, with plenty of space for ev­ery­one.

The el­e­gant, yet fam­i­lyfriendly in­te­ri­ors were cre­ated by de­signer Re­becca War­bur­ton and fea­ture hard­wear­ing ma­te­ri­als in high-use ar­eas.

On the ground floor, the cen­tral, open-plan liv­ing, din­ing and kitchen area has ebonys­tained jar­rah floor­boards, a gas fire­place and french doors that open to the al­fresco area and pool.

The strik­ing kitchen has a mar­ble-topped is­land bench with break­fast bar, qual­ity ap­pli­ances and a walk-in pantry.

The home has been de­signed to cap­i­talise on the north­ern sun, and the own­ers said the north­fac­ing liv­ing area, with its wall of glass, was the place to be in win­ter as the morn­ing sun flooded in and made it in­cred­i­bly warm.

The home's ori­en­ta­tion also en­sured com­fort in sum­mer, with ev­ery room shel­tered from the heat and the east/west sun.

There is a study and guest bed­room with builtin robes and an en­suite at the front of the home, while the sump­tu­ous mas­ter bed­room is at the back and has a walk-in robe and en­suite, too.

The first floor is just for the kids with three bed­rooms, all with built-in or walk-in robes, a bath­room and sit­ting area.

The owner said the sep­a­ra­tion en­sured ev­ery­one had a pri­vate space to re­treat to, which was es­pe­cially im­por­tant with teenagers.

This at­trac­tive home is in a con­ve­nient lo­ca­tion, close to Rowe Park, Clare­mont Quar­ter, the Show­grounds, train sta­tion, Lake Clare­mont, and good schools in­clud­ing Methodist Ladies' Col­lege, Christ Church Gram­mar and St Thomas Pri­mary School.
