Builder happy with their lot designing for smaller spaces

Western Suburbs Weekly - - Liftout: News -

RESIDENTIAL blocks across Perth are constantly shrinking, with the quarter-acre blocks of a bygone era no longer the norm.

Perth builders have responded with innovative home designs that maximise the living space on these compact lots and luxury builders are now leading the charge.

Giorgi Architects & Builders’ latest project is proof that a smaller block does not mean compromise.

The South Perth home is convincing evidence, with the lock-up-and-leave property built on a block with a 12m frontage and less than 350sq m.

Giorgi Architects & Builders sales and market- ing manager Danny Giorgi said it was a fantastic chance for the builder to show its versatility without sacrificing clients’ demands.

“Our clients still expect us to deliver a unique design, high-end finishes and volume regardless of lot size,” he said.

“We enjoy smaller lots as well as the larger ones, as it challenges us to continue to create stunning designs and eye-catching elevations.”

The result is a double-storey home with a thought-provoking design created for homeowners who want to downsize without compromise and prefer to live in a house rather than an apartment.

It features a bold elevation, Frank Lloyd Wright-inspired styling and a modern floor plan.

Past a three-car garage, the ground-floor entry opens to reveal a lift servicing both levels, a family room and two minor bedrooms.

Perfect for retirees who want to live on one level, the first floor is home to the master bedroom and the open-plan lounge/dining/kitchen space, which spills seamlessly out to the alfresco area through stacking glass doors.

To showcase its architectural lines and versatility, the residence has voluminous interiors and plenty of glass to let in natural light.

“Our clients want the best of design and con- struction, so look to us to be very clever in how we design and use materials in more confined areas,” Mr Giorgi said.

“We used raked ceilings and Solarspan roof panels, resulting in more internal volumes, plus gave a great amount of attention to how we brought the element of natural light to the downstairs area from the two-storey void.

“Homes like this one are similar to our award-winning apartment living developments but without the strata fees.”

The home is open every Wednesday, noon3pm, and Saturday and Sunday, 2pm-4pm, until July 16. Visit www.giorgi.co or call 9444 0206. ■
