Builder happy with their lot de­sign­ing for smaller spa­ces

RES­I­DEN­TIAL blocks across Perth are con­stantly shrink­ing, with the quar­ter-acre blocks of a by­gone era no longer the norm.

Perth builders have re­sponded with in­no­va­tive home de­signs that max­imise the liv­ing space on these com­pact lots and lux­ury builders are now lead­ing the charge.

Giorgi Ar­chi­tects & Builders’ lat­est project is proof that a smaller block does not mean com­pro­mise.

The South Perth home is con­vinc­ing ev­i­dence, with the lock-up-and-leave prop­erty built on a block with a 12m frontage and less than 350sq m.

Giorgi Ar­chi­tects & Builders sales and mar­ket- ing man­ager Danny Giorgi said it was a fan­tas­tic chance for the builder to show its ver­sa­til­ity with­out sacri­fic­ing clients’ de­mands.

“Our clients still ex­pect us to de­liver a unique de­sign, high-end fin­ishes and vol­ume re­gard­less of lot size,” he said.

“We en­joy smaller lots as well as the larger ones, as it chal­lenges us to con­tinue to cre­ate stun­ning de­signs and eye-catch­ing el­e­va­tions.”

The re­sult is a dou­ble-storey home with a thought-pro­vok­ing de­sign cre­ated for home­own­ers who want to down­size with­out com­pro­mise and pre­fer to live in a house rather than an apart­ment.

It fea­tures a bold el­e­va­tion, Frank Lloyd Wright-in­spired styling and a mod­ern floor plan.

Past a three-car garage, the ground-floor en­try opens to re­veal a lift ser­vic­ing both levels, a fam­ily room and two mi­nor bed­rooms.

Per­fect for re­tirees who want to live on one level, the first floor is home to the master bed­room and the open-plan lounge/din­ing/kitchen space, which spills seam­lessly out to the al­fresco area through stack­ing glass doors.

To show­case its ar­chi­tec­tural lines and ver­sa­til­ity, the res­i­dence has vo­lu­mi­nous in­te­ri­ors and plenty of glass to let in nat­u­ral light.

“Our clients want the best of de­sign and con- struc­tion, so look to us to be very clever in how we de­sign and use ma­te­ri­als in more con­fined ar­eas,” Mr Giorgi said.

“We used raked ceil­ings and So­larspan roof pan­els, re­sult­ing in more in­ter­nal vol­umes, plus gave a great amount of at­ten­tion to how we brought the el­e­ment of nat­u­ral light to the down­stairs area from the two-storey void.

“Homes like this one are sim­i­lar to our award-win­ning apart­ment liv­ing de­vel­op­ments but with­out the strata fees.”
