AC­CORD­ING to data from REIWA the western suburbs is home to many of the fastest sell­ing re­gions in Perth (see full story at com­mu­ni­tynews.com.au).

While Floreat did not make the top 10 list, agents are still record­ing out­stand­ing re­sults.

Mint Real Es­tate di­rec­tor Pete Cle­ments said his agency mounted a very suc­cess­ful sales cam­paign for 179 The Boule­vard.

“The home was a big, beau­ti­ful bun­ga­low, of­fer­ing spa­cious fam­ily liv­ing on a 931sq m block,” he said.

“It was beau­ti­fully pre­sented, but had scope for peo­ple to ren­o­vate or add their own touches.

“It was also in a great lo­ca­tion, on the bor­der be­tween City Beach and Floreat, and only two min­utes from the Floreat Fo­rum Shop­ping Cen­tre and four min­utes from the beach.”

Mr Cle­ments said the prop­erty was sold us­ing the open ne­go­ti­a­tion sales method.

“The first home open saw 84 groups visit the home (a record for Mint) and 10 buy­ers regis­tered to bid on the home.

“The ini­tial bid was $1.025 mil­lion and over the next four days, eight dif­fer­ent buy­ers made in­creas­ing bids, and once it met re­serve it went on to sell for $1.4 mil­lion af­ter just a to­tal of six days on the mar­ket.”

Mr Cle­ments said the sellers were over the moon with the re­sult, which oc­curred while they were away on hol­i­day.

“While it was a great re­sult for the sellers, it was also good for the buy­ers,” he said.

“They were happy to have beaten out the com­pe­ti­tion to se­cure the prop­erty, know­ing they didn’t over-pay, be­cause they could see what other buy­ers were bid­ding over the course of the sale and knew what the bid be­low them was.” ■
