For many people starting out, it’s about price first — but that doesn’t mean value has been forgotten.
The first-time buyer needs a home that will be durable, practical and convenient.
That’s where Rockford Developments has made its mark in the northeast quadrant with its latest complex there — Red Willow.
The 48 homes that make up Red Willow are groupings of attached townhomes that have curb appeal from any angle.
The lightcoloured siding is complemented by river rock around strategic spots on the bottom of the buildings, and the backyards have half fences separating them from neighbours on each side to offer privacy.
Each home has its own entrance and a parking space out front. Each home has its own patio out back.
And a stone and beam feature wall at the entrance to the complex has a playground with equipment for the kids as a centrepiece of the development. Mature trees and landscaping throughout add to the ambience.
Located in the far northeast, the homes are just a short drive to the new extension of Stoney Trail that will eventually ring the city, so commutes will be quick and easy. It’s also near the airport for those who work there or are frequent travellers.
The expanding shopping at Saddletown Crossing is convenient as well. But back to price and value. The homes — just a dozen are left — are value-priced at just $167,900 plus GST.
That translates into monthly payments that could well be below a typical rental payment, says Bill McFarlane, senior sales manager for Royal Bank.
With a five-year mortgage rate of approximately 4.5 per cent, GST, CMHC fees, a five per cent down payment, and a 35-year amortization, “that should work out to $797 a month for principal and interest,” he says.
