Water­front project makes big splash

Land-locked Cal­gar­i­ans love wa­ter and any chance they get to live any­where close to wa­ter, they jump at the chance.

That’s why Water­front by An­them Prop­er­ties has made a big splash.

Lo­cated on River­front Av­enue ad­ja­cent to Eau Claire Mar­ket, the con­do­minium project — which will even­tu­ally be two build­ings hold­ing as many as 1,000 homes — is sell­ing briskly in spite of the mar­ket.

Part of the rea­son is the two buyer pro­grams the Van­cou­ver-based com­pany ini­ti­ated when the mar­ket turned cooler, es­pe­cially with the in­ven­tory of highrise apart­ment con­dos in the works.

In June, An­them an­nounced a re­duc­tion of prices across all unit types in the re­main­ing in­ven­tory — a de­crease of as much as $187,000. The de­vel­oper sold more than 60 units in 60 days as a re­sult, and those prices are still in ef­fect.

Now it has re­cently added yet an­other buyer in­cen­tive: the Safe Pur­chase Pro­gram, where the de­vel­oper will buy the ex­ist­ing home of any­one who pur­chases a se­lected Water­front res­i­dence.

Any of the suites priced at more than $500,000 qual­ify.

The first tower of 22 storeys is cur­rently un­der construction, with the first move-ins ex­pected to be­gin in spring of next year.

Work is al­ready un­der­way on the struc­tur­ing of the sec­ond tower and the Flats, low-rise homes lo­cated in the podium un­der­neath the sec­ond tower.

The Flats are five-storeys of smaller homes — with peek-a-boo views of the river and smaller sizes — aimed at first­time buy­ers. A to­tal of 139 of th­ese will be in the Water­front project start­ing at 527 square feet for one-bed­room units and priced from the $290,000s.

Th­ese units each come with de­signer kitchens and pre­mium ap­pli­ances, stone kitchen coun­ter­tops and one un­der­ground, se­cured park­ing stall.

The units in the Water­front tow­ers range from the one-bed­room Flats to large twobed­room-plus-den tower homes, to three­bed­room pent­houses.

Units in Two Water­front range from onebed­room units from 581 square feet, to the largest pent­house at al­most 3,400 square feet. Th­ese homes are priced from the $390,000s to $1.3 mil­lion or more.

The de­vel­op­ment will even­tu­ally have 21,000 square feet of re­tail on the ground floor and an ex­ten­sive amenity pack­age that in­cludes such things as a 6,000-square­foot fit­ness area and gym, in­door whirlpool, lounge area, and 12-seat movie the­atre.

Out­side, the al­most floor-to-ceil­ing win­dows in the units give the com­plex a mod­ern, ap­peal­ing look, not to men­tion the am­ple op­por­tu­nity for views in­side each unit. The build­ings will have an in­te­rior court­yard with wa­ter fea­tures and ex­ten­sive rooftop gar­dens.

The prox­im­ity to Prince’s Is­land, the ex­otic flavour of Chi­na­town, and the city cen­tre are added bonuses. The pre­sen­ta­tion cen­tre on site in­cludes sev­eral ex­am­ples of floor plans to show the di­ver­sity, at­ten­tion to de­tail and qual­ity fin­ish­ings that will be in Water­front.
