Waterfront project makes big splash
Land-locked Calgarians love water and any chance they get to live anywhere close to water, they jump at the chance.
That’s why Waterfront by Anthem Properties has made a big splash.
Located on Riverfront Avenue adjacent to Eau Claire Market, the condominium project — which will eventually be two buildings holding as many as 1,000 homes — is selling briskly in spite of the market.
Part of the reason is the two buyer programs the Vancouver-based company initiated when the market turned cooler, especially with the inventory of highrise apartment condos in the works.
In June, Anthem announced a reduction of prices across all unit types in the remaining inventory — a decrease of as much as $187,000. The developer sold more than 60 units in 60 days as a result, and those prices are still in effect.
Now it has recently added yet another buyer incentive: the Safe Purchase Program, where the developer will buy the existing home of anyone who purchases a selected Waterfront residence.
Any of the suites priced at more than $500,000 qualify.
The first tower of 22 storeys is currently under construction, with the first move-ins expected to begin in spring of next year.
Work is already underway on the structuring of the second tower and the Flats, low-rise homes located in the podium underneath the second tower.
The Flats are five-storeys of smaller homes — with peek-a-boo views of the river and smaller sizes — aimed at firsttime buyers. A total of 139 of these will be in the Waterfront project starting at 527 square feet for one-bedroom units and priced from the $290,000s.
These units each come with designer kitchens and premium appliances, stone kitchen countertops and one underground, secured parking stall.
The units in the Waterfront towers range from the one-bedroom Flats to large twobedroom-plus-den tower homes, to threebedroom penthouses.
Units in Two Waterfront range from onebedroom units from 581 square feet, to the largest penthouse at almost 3,400 square feet. These homes are priced from the $390,000s to $1.3 million or more.
The development will eventually have 21,000 square feet of retail on the ground floor and an extensive amenity package that includes such things as a 6,000-squarefoot fitness area and gym, indoor whirlpool, lounge area, and 12-seat movie theatre.
Outside, the almost floor-to-ceiling windows in the units give the complex a modern, appealing look, not to mention the ample opportunity for views inside each unit. The buildings will have an interior courtyard with water features and extensive rooftop gardens.
The proximity to Prince’s Island, the exotic flavour of Chinatown, and the city centre are added bonuses. The presentation centre on site includes several examples of floor plans to show the diversity, attention to detail and quality finishings that will be in Waterfront.
