Town­homes shine in Cop­per­field

Moun­tain re­treat life­style in­spires col­lec­tion of 65 units in city’s south­east

Astylish twist on town­home liv­ing, Chalet No. 4 is Sa­bal Homes’ lat­est multi-fam­ily ven­ture in Cal­gary’s es­tab­lished south­east area of Cop­per­field.

This col­lec­tion of 65 town­homes is in­spired by the moun­tain re­treat life­style.

“We are fea­tur­ing both her­itage and ur­ban el­e­va­tions and we have tweaked the floor plans to suit the site el­e­va­tions,” says Brenda Kelly, sales and mar­ket­ing man­ager for Sa­bal Homes’ multi-fam­ily di­vi­sion.

This is Sa­bal Homes’ third Chalet de­vel­op­ment in Cop­per­field and the designs have evolved over time. The lat­est edi­tion fea­tures Euro­pean styles, with gen­er­ous use of wood and glass on the ex­te­rior and new floor plans — seven in to­tal.


With a his­tory of in­no­va­tion and mod­ern ar­chi­tec­tural de­sign, Sa­bal Homes be­gan by build­ing in­ner-city in­fills and con­dos more than eight years ago. It has since be­come known for its line of starter and moveup sin­gle-fam­ily homes, as well as for its multi-fam­ily designs — all in mas­ter-planned com­mu­ni­ties in Cal­gary, Air­drie, Cochrane and Ed­mon­ton. De­signed by Hopewell Res­i­den­tial Com­mu­ni­ties, Cop­per­field is an es­tab­lished com­mu­nity in Cal­gary’s south­east just off Mar­quis of Lorne Trail.

The area fea­tures a com­mu­nity cen­tre with ten­nis courts, a skat­ing rink and tobog­gan hills.

The two-storey town­homes range from 1,390 square feet to more than 1,500 square feet. Designs in­clude two- and three-be­d­room mod­els, both of which can ac­com­mo­date an up­stairs study. For peo­ple want­ing to stay toasty warm in the win­ter, two designs fea­ture an at­tached garage.

“We have found that there are two types of peo­ple — those who want a garage and those who want a fully de­vel­oped base­ment,” says Kelly.

Although the base price of the homes does not in­clude base­ment de­vel­op­ment, it is avail­able as an op­tion.

“The to­tal home cost with base­ment de­vel­op­ment will be sim­i­lar to the cost of a home with an at­tached garage,” says Kelly.

These homes are ap­peal­ing to two types of buy­ers — the un­der-35 crowd, both cou­ples and sin­gle women and the over 50 mar­ket, says Kelly. “They all want a lock and go life­style at a great price point,” says Kelly, adding that Sa­bal is ex­cited about multi-fam­ily homes.

“There are at least five more multi-fam­ily phases com­ing on line in Cop­per­field and we are go­ing in to Ma­hogany and Martin­dale in the north­east this year,” she says.

The de­mand for multi-fam­ily dwellings is on the rise, says Canada Mort­gage and Hous­ing Corp.

The num­bers are ex­pected to in­crease in 2012.

Kelly says that multi-fam­ily hous­ing is be­com­ing more and more pop­u­lar in the sub­urbs be­cause of prices and ameni­ties.

“You get a lot more square footage for the same price and it’s a great life­style — you don’t have to spend your week­ends mow­ing the lawn or shov­el­ling the snow,” she says. “The com­mu­nity of Cop­per­field is a re­ally large draw be­cause it is an es­tab­lished com­mu­nity.”

Cop­per­field is home to three ponds, plus spa­cious parks and play ar­eas that are con­nected by a se­ries of path­ways.

Close at hand are two shop­ping plazas, and a Star­bucks cof­fee shop is a short stroll from the Chalets.

“It’s a re­ally dog-friendly com­mu­nity and that is ap­peal­ing to a lot of peo­ple,” says Kelly.

Fin­ishes are moun­tain in­spired and home buy­ers have a choice of four pal­ettes — two with an ur­ban fo­cus and two with a her­itage feel.

The ur­ban look is all about clean lines — think flat pan­elled cab­i­nets in ar­chi­tec­tural white.

The her­itage es­thetic is more tra­di­tional. Imag­ine wheat­coloured Shaker cab­i­nets with a rus­tic feel.

Stain­less-steel ap­pli­ances, porce­lain tile, brushed chrome light­ing, flat pro­file cas­ings and base­boards, el­e­gantly de­tailed bath­rooms, and lam­i­nate hard­wood floor­ing are some of the stan­dard fea­tures.

“We re­ally priced these homes so that peo­ple could get into the mar­ket at a great price point with­out hav­ing to up­grade and still have a fan­tas­tic home,” says Kelly.

The homes launch to­day — and for a limited time, buy­ers will re­ceive $5,000 in up­grades, giv­ing pur­chasers the abil­ity to per­son­al­ize.

Homes start in the $270,000s. drive from South Trail Cross­ing and the shops, ser­vices and restau­rants lo­cated on 130th Ave.

A shop­ping area that in­cludes a Star­bucks can be found within the com­mu­nity. The com­mu­nity of­fers an ex­ten­sive show home pa­rade that in­cludes con­dos, town­homes, laned homes and front-drive garage homes.
