Com­plex slated for Mid­na­pore to have 55 units

Ac­cess to tran­sit was a driv­ing fac­tor for a planned condo project in Mid­na­pore. A 55-unit com­plex will be built less than 900 me­tres from the Shaw­nessy LRT sta­tion.

It is to be de­vel­oped by Cal­gary Ur­ban Eq­ui­ties Ltd. and Luxe De­vel­op­ments.

“This par­tic­u­lar project would qual­ify as a tran­si­to­ri­ented de­vel­op­ment (TOD),” says pres­i­dent Johnathan Allen of Cal­gary Ur­ban Eq­ui­ties Ltd. “That is one of many sig­nif­i­cant char­ac­ter­is­tics of what we would con­sider to be a suc­cess­ful ur­ban in­fill project.”

The 0.4 hectare de­vel­op­ment is also near gro­cery and re­tail shop­ping op­por­tu­ni­ties, says Allen.

The condo com­plex is yet to be named.

Af­ter liv­ing in an es­tab­lished com­mu­nity such as Mid­na­pore, stay­ing nearby in a new home can be ap­peal­ing, says Allen.

“A fairly sig­nif­i­cant com­po­nent of the buyer pro­file will be lo­cal to that area,” he says. “As a long-stand­ing res­i­den­tial com­mu­nity, the res­i­dents within that com­mu­nity whose life cir­cum­stances are chang­ing of­ten have a propen­sity to chose a res­i­dence that is close to where they’ve been liv­ing.”

The build­ing will in­clude one level of heated un­der­ground park­ing. Units are ex­pected to cost in the low to mid-$200,000 range.

The tower is cur­rently in the de­sign process in ad­vance of a de­vel­op­ment per­mit ap­pli­ca­tion, says Allen.

Con­struc­tion of the com­plex is slated to start in 2013 and ex­pected to be com­pleted in 2014.
