Southwest soars for condos
Condo resale activity in the city’s southwest was the highest of any part of the city from April to the end of June, says the Calgary Real Estate Board.
Zone C, which roughly covers the southwest, had 1,163 sales during the second quarter of 2013 with an average price of $350,260 — the highest price in Calgary.
Zone C’s sales got a lift from the community of Connaught. From April to the end of June, 122 condos changed hands in the inner-city community, which marked the highest sales volume in the city.
The average price of condo sales in Connaught was $340,058. The secondbusiest community for sales was Victoria Park, with 77 condos changing hands at an average of $400,637.
Eau Claire finished with the highest average price in the zone — $776,033 for 24 deals.
The secondhighest quadrant for condo sales in the city was Zone A, which roughly consists of northwest Calgary.
It had 629 sales at an average price of $309,571.
Zone A’s busiest sales came in the community of Panorama Hills, where 43 condos moved for an average price of $251,941. The most expensive neighbourhood in the zone was Lynx Ridge, where its two sales went for an average of $1.08 million.
Southeast Calgary, which is roughly covered by Zone D, had 262 sales from April to the end of June. The average price in this zone was $287,973.
Its busiest area for sales was McKenzie Towne, where 67 condos changed hands. The average price of these sales was $264,493.
Its highest price was in Quarry Park, where the average cost of the community’s two sales was $456,000.
Zone B, which covers most of northeast Calgary, had 173 sales in the second quarter of 2013. During this time, the zone’s average sales price was $194,125.
Taradale outpaced all communities in the zone with 19 sales at an average price of $210,894.
The highest average sales price in the zone was $275,800 in the new community of SkyView Ranch.
The lowest average price in the zone and across the city was in Forest Lawn, where there were five sales averaging $134,320.
