South­west soars for con­dos

Condo re­sale ac­tiv­ity in the city’s south­west was the high­est of any part of the city from April to the end of June, says the Calgary Real Es­tate Board.

Zone C, which roughly cov­ers the south­west, had 1,163 sales dur­ing the sec­ond quar­ter of 2013 with an aver­age price of $350,260 — the high­est price in Calgary.

Zone C’s sales got a lift from the com­mu­nity of Con­naught. From April to the end of June, 122 con­dos changed hands in the in­ner-city com­mu­nity, which marked the high­est sales vol­ume in the city.

The aver­age price of condo sales in Con­naught was $340,058. The sec­ond­bus­i­est com­mu­nity for sales was Vic­to­ria Park, with 77 con­dos chang­ing hands at an aver­age of $400,637.

Eau Claire fin­ished with the high­est aver­age price in the zone — $776,033 for 24 deals.

The sec­ond­high­est quad­rant for condo sales in the city was Zone A, which roughly con­sists of north­west Calgary.

It had 629 sales at an aver­age price of $309,571.

Zone A’s busiest sales came in the com­mu­nity of Panorama Hills, where 43 con­dos moved for an aver­age price of $251,941. The most ex­pen­sive neigh­bour­hood in the zone was Lynx Ridge, where its two sales went for an aver­age of $1.08 mil­lion.

South­east Calgary, which is roughly cov­ered by Zone D, had 262 sales from April to the end of June. The aver­age price in this zone was $287,973.

Its busiest area for sales was McKen­zie Towne, where 67 con­dos changed hands. The aver­age price of th­ese sales was $264,493.

Its high­est price was in Quarry Park, where the aver­age cost of the com­mu­nity’s two sales was $456,000.

Zone B, which cov­ers most of north­east Calgary, had 173 sales in the sec­ond quar­ter of 2013. Dur­ing this time, the zone’s aver­age sales price was $194,125.

Taradale out­paced all com­mu­ni­ties in the zone with 19 sales at an aver­age price of $210,894.

The high­est aver­age sales price in the zone was $275,800 in the new com­mu­nity of SkyView Ranch.

The low­est aver­age price in the zone and across the city was in For­est Lawn, where there were five sales av­er­ag­ing $134,320.
